The Director of Plant Operations plays a crucial role in overseeing and managing the housekeeping team, along with all maintenance, repair, and upkeep activities within the community. This position involves effective communication with the management company regarding all relevant matters.

Key Responsibilities:
- Develop and implement a robust preventative maintenance program to ensure all equipment operates efficiently, including HVAC systems, fire alarms, emergency call systems, generators, kitchen equipment, irrigation systems, and walkways.
- Conduct regular inspections to identify maintenance needs and coordinate with contractors, ensuring compliance with insurance and licensing requirements.
- Prioritize work orders based on management standards and resident needs, allocating necessary resources for timely responses.
- Ensure compliance with local, state, and federal building codes, as well as OSHA, EPA regulations, and fire safety codes.
- Oversee the hiring, training, evaluation, and management of staff within the Maintenance and Housekeeping Departments.
- Maintain quality control over the work performed by housekeeping and maintenance personnel.
- Manage staff schedules and labor within the budgetary constraints of the community.
- Assess apartments upon resident turnover to determine necessary preparations for new occupants.
- Direct maintenance and housekeeping staff to ensure readiness of apartments for new residents, utilizing appropriate checklists and tools.
- Ensure the exterior of the property is well-maintained, overseeing landscaping, snow removal, and waste management by staff and contractors.
- Maintain inventory control for all supplies and equipment necessary for repairs and maintenance.
- Address plumbing and electrical issues within the community, determining the best solutions.
- Review safety data sheets (SDS) for hazardous materials and implement necessary safety protocols for staff.
- Assess property damage and file claims as per company policy.
- Respond to resident or community emergencies as required.
- Maintain office, shop, and mechanical areas to meet company standards.
- Develop and enforce safety policies and procedures.
- Foster a collaborative team environment, demonstrating initiative and positively impacting coworkers, residents, and visitors.
Qualifications:
- High School Diploma or equivalent required.
- Associate or Bachelor's Degree preferred in Business or a related field.
- Minimum of three years of experience in maintenance preferred.
- Proficiency in Microsoft Word and Excel preferred.
- Strong understanding of employment laws and company regulations.
- Valid State Driver's License required for travel as needed.
- Ability to perform physical tasks such as painting, vacuuming, and working at heights.
- Excellent verbal and written communication skills, along with strong interpersonal and mediation abilities.
