Position Summary

We are in search of a qualified and experienced Property Maintenance Specialist. The ideal candidate will possess a strong background in diverse maintenance functions. We welcome applicants with expertise and certifications in areas such as plumbing, HVAC, appliance repair, general handyman services, and electrical work. It is not necessary for candidates to have all these skills to be considered. The Property Maintenance Specialist will be tasked with executing maintenance and repair responsibilities across various properties, ensuring that all issues are addressed promptly and effectively. Exceptional customer service skills are crucial, as regular interaction with residents is expected.

Key Responsibilities

  • Carry out routine maintenance and repairs on plumbing systems, HVAC units, appliances, and electrical systems.
  • Perform general handyman tasks, including painting, carpentry, and minor construction.
  • Respond swiftly to maintenance requests and work orders from residents and property management.
  • Diagnose and troubleshoot issues to determine the best repair solutions.
  • Ensure all maintenance tasks are completed promptly and meet quality standards.
  • Maintain detailed records of all maintenance and repair activities.
  • Effectively communicate with residents to address their concerns and provide updates on progress.
  • Assist in preparing vacant units for new residents, including cleaning and necessary repairs.
  • Adhere to all safety protocols and procedures to maintain a safe working environment.
  • Coordinate with vendors and contractors for specialized repairs or services as needed.
  • Participate in an on-call rotation for emergency maintenance requests outside of regular hours.

Qualifications

  • Demonstrated experience in maintenance and repair work, especially in plumbing, HVAC, appliance repair, and electrical systems.
  • General handyman skills, including carpentry, painting, and minor construction.
  • Strong problem-solving skills and attention to detail.
  • Excellent customer service and communication abilities.
  • Ability to work independently and manage time effectively.
  • Basic computer skills for record-keeping and communication.
  • Valid driver's license and reliable transportation.
  • High school diploma or equivalent; additional technical training or certifications are advantageous.

Physical Requirements

  • Capability to lift and carry heavy objects (up to 50 pounds).
  • Ability to work in various environmental conditions, including outdoors and in confined spaces.
  • Manual dexterity and physical stamina to perform maintenance tasks.
