Job Overview

The Groundskeeper plays a vital role in maintaining the aesthetic and functional aspects of the property, reporting directly to the Community Manager or Maintenance Supervisor. Punctuality and regular attendance during scheduled hours are essential for this position. The Groundskeeper is expected to navigate the property frequently to fulfill their responsibilities, which requires the physical ability to traverse various terrains, including stairs.

Key Responsibilities

The Groundskeeper is entrusted with specific areas of the property and is responsible for the following tasks:

  1. Daily sweeping or vacuuming of all public spaces, staircases, hallways, laundry facilities, building entrances, and trash collection areas.
  2. Wet mopping or vacuuming of public areas within buildings three to four times weekly, based on usage and cleanliness.
  3. Weekly dusting and cleaning of washers and dryers in laundry rooms, along with daily removal of empty soap containers and other litter.
  4. Weekly dusting of all light fixtures, including hanging and wall-mounted units, with monthly cleaning to remove insects and replacing bulbs as necessary.
  5. Monthly cleaning of mailbox fronts and public walls or hallways, alongside scrubbing of trash room walls and door areas.
  6. Delivery of notices and correspondence as instructed.
  7. Clearing trash from vacant apartments as directed.
  8. Regular cleaning, treatment, and servicing of the pool in accordance with the supervisor's schedule.
  9. Daily collection of litter from grounds and common areas, or more frequently as required.
  10. Work hours are determined by the Regional Manager.

Groundskeepers are responsible for reporting any missing light bulbs, property damage, vandalism, unusual occurrences, and other relevant incidents in writing to their supervisor.

The property may be divided into sections as designated by the Supervisor, with specific Groundskeepers assigned to each zone. It is their duty to collect trash each morning, maintain clean sidewalks, and perform additional tasks as required by the supervisor.

Furthermore, the Groundskeeper may undertake other duties as assigned by the Community Manager or other Supervisors, contributing to the overall upkeep and presentation of the property.
