Job Overview

The Property Maintenance Specialist is accountable to the Community Manager or Maintenance Supervisor. It is crucial for the Specialist to adhere to their scheduled work hours consistently. The role necessitates the ability to traverse the property regularly to fulfill job responsibilities. Physical capability to navigate all areas of the property, including stairs, is essential.

Key Responsibilities

The Property Maintenance Specialist is assigned specific areas of responsibility and is expected to carry out the following tasks:

  1. Daily sweeping or vacuuming of all public spaces, staircases, hallways, laundry facilities, building entrances, and trash disposal areas.
  2. Wet mopping or vacuuming of public areas in all buildings three to four times weekly, depending on usage and appearance.
  3. Weekly dusting and cleaning of washers and dryers in laundry rooms; daily removal of empty soap containers and other waste.
  4. Weekly dusting of all light fixtures, including hanging and wall-mounted globes, with monthly cleaning to remove insects and replacing light bulbs as necessary.
  5. Monthly cleaning of mailbox fronts and public walls or hallways, along with scrubbing of trash room walls and door areas.
  6. Delivery of notices and letters as instructed.
  7. Clearing trash from vacant apartments as directed.
  8. Maintaining and servicing the pool according to the schedule provided by the supervisor.
  9. Daily collection of litter in grounds and common areas, or more frequently as required.
  10. Work hours are determined by the Regional Manager.

The Property Maintenance Specialist is responsible for reporting and documenting any missing light bulbs, building damage, vandalism, unusual occurrences, and other related incidents to their supervisor in writing.

Areas may be designated into sections by the Supervisor, with specific Specialists assigned to each zone. It will be their duty to collect trash each morning, clean sidewalks, and perform additional tasks as directed by the supervisor.

Furthermore, the Property Maintenance Specialist may undertake other responsibilities as assigned by the Community Manager or other Supervisors.
