Job Summary

The Maintenance Operations Director is responsible for overseeing and ensuring the optimal functioning of the facilities infrastructure, equipment, and grounds at Savant Senior Living. This position plays a crucial role in ensuring the safety, comfort, and well-being of our residents by maintaining a well-kept operational environment.

Key Responsibilities
  • Facilities Management: Plan and execute regular maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general repairs to ensure the facility's optimal functionality.
  • Preventative Maintenance: Develop and implement a preventative maintenance program to extend the lifespan of equipment and systems.
  • Financial Management: Develop and manage the maintenance department's annual budget, overseeing procurement and ensuring cost-effective operations.
  • Inspections and Compliance: Conduct regular inspections of the facility to identify potential maintenance needs, safety concerns, and code compliance issues.
  • Emergency Response: Develop and implement emergency response protocols for facility issues; be available for emergency maintenance needs.
  • Exterior Maintenance: Oversee the upkeep of the facility's exterior, including landscaping, parking areas, and walkways.
  • Inventory Management: Manage the facility's inventory of maintenance supplies and equipment, ensuring adequate stock levels.
  • Communication and Collaboration: Respond promptly to maintenance requests and emergencies, addressing issues in a timely and effective manner. Maintain accurate records of maintenance activities, including work orders, repairs, and expenditures. Collaborate with other departments to ensure a seamless and well-coordinated environment for residents and staff.
  • Team Leadership: Supervise and lead a team of maintenance staff, including hiring, training, scheduling, and performance evaluations.
Requirements
  • Education and Experience: High school diploma or equivalent; trade school or vocational training in maintenance-related fields is preferred. Proven experience in maintenance and facility management with a minimum of 3-5 years in a supervisory role.
  • Knowledge and Skills: Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices. Familiarity with building codes, safety regulations, and compliance requirements. Proficiency in using maintenance management software and tools.
  • Physical Demands: Physical stamina and ability to perform tasks that may require bending, lifting, carrying, and working in various weather conditions.
