Position: Property Leasing Specialist

Role Overview: The Property Leasing Specialist is tasked with effectively executing the leasing and marketing strategy to enhance the community's positive image and assist management with resident engagement and retention, in collaboration with the Community Manager and Assistant Community Manager.

Key Responsibilities:
The responsibilities of the Property Leasing Specialist may include, but are not limited to:
  • Managing all aspects of leasing apartments, including welcoming prospective residents, conducting community tours, finalizing sales, processing applications promptly, and securing signatures for lease agreements prior to move-in.
  • Qualifying all prospects to effectively market the apartments in a professional manner.
  • Showcasing model apartments and informing prospects about the advantages of our offerings. Understanding the property, competitive landscape, and local market is essential.
  • Executing lease agreements and overseeing all related paperwork from application to lease signing.
  • Organizing move-in files and resident information accurately.
  • Handling all financial transactions and ensuring proper processing.
  • Preparing daily and weekly reports for the Community Manager.
  • Maintaining the appearance and condition of market-ready units, the clubhouse, and the leasing office, as well as the overall property.
  • Reporting any issues to the Community or Assistant Community Manager for immediate resolution.
  • Successfully performing residential leasing, telephone, and sales techniques.
  • Conducting off-site marketing visits as directed.
  • Collaborating with the Community Manager to design and implement an outreach marketing program for prospecting and networking. Keeping track of corporate prospects through a systematic follow-up process.
  • Managing daily workflow in the property management software.
  • Following up on all guest cards and lease renewals regularly. Inputting all marketing traffic, including walk-ins, emails, and phone inquiries. Contacting residents for follow-up on work orders and reviewing surveys as needed.
  • Regularly visiting local comparable properties to build relationships with staff.
  • Reviewing daily pricing and exceptions in the leasing software.
  • Ensuring compliance with training requirements monthly.
  • Updating renewal spreadsheets monthly and managing daily pricing in the leasing software.
  • Assisting in the planning of resident events.
  • Conducting building inspections and quarterly assessments as assigned.
  • Maintaining a neat, clean, and professional appearance; demonstrating a professional attitude and work ethic in interactions with staff, vendors, and the public.
Qualifications:
The ideal candidate for the Property Leasing Specialist position should possess the following skills, education, and experience:
  • High school diploma or equivalent.
  • Valid driver's license.
  • Strong communication skills, both written and verbal.
  • Physical demands may include lifting, carrying, climbing, kneeling, outdoor work, and availability for overtime and weekend shifts as needed.
  • Ability to read, comprehend, write, perform calculations, communicate effectively, reason and analyze, and make decisions under pressure.
