Position Overview:

We are seeking a highly skilled and organized individual to fill the role of Property Manager. The Property Manager will be responsible for the management of our commercial portfolio and will be involved in all aspects of day-to-day operations of the property, including leasing, tenant relations, contractor management, maintenance and repair, security, and landscaping. The Property Manager will handle tenant complaints and service requests and must be familiar with the terms of tenant leases. This position will also assist in the preparation of annual budgets, reporting, and financial performance of the property.

Key Responsibilities:

  • Manage all lease administration, including lease negotiation and preparation, coordination of tenant move-ins and move-outs, and maintenance requests/issues.
  • Abstract all property leases accurately and ensure that property and lease files are properly maintained and kept up to date in accordance with company policy.
  • Conduct periodic inspections of the property and tenant spaces to ensure compliance with leases and the proper upkeep of the property.
  • Work with senior management to develop operating and capital budgets, track variances, and review CAM reconciliations.
  • Bid, negotiate, and manage vendor contracts, and ensure proper coding and tracking of all property-related invoices.
  • Coordinate and oversee all tenant and building construction, ensuring timely completion of projects within established budget and performed in accordance with building standards, applicable lease provisions, and local code enforcement.

Requirements:

  • 5+ years of proven experience as a Property Manager
  • Exceptional communication and organizational skills, with a focus on detail and accuracy
  • Sage Timberline Accounting Software preferred but not required
  • Microsoft Office Suite (Excel, Word, etc.)
