A prominent real estate investment firm, managing a substantial portfolio of commercial properties and ongoing developments, is seeking a skilled Owner's Representative to oversee capital enhancement initiatives, with a primary focus on hotel projects.
In this pivotal role, the Owner's Representative will be responsible for all phases of construction, providing leadership, accountability, and oversight to guarantee that projects are executed efficiently, within budget constraints, and uphold the highest quality standards. Key responsibilities include asset renovation, preservation, and maintenance, while ensuring adherence to corporate policies and brand standards.
Key Responsibilities:
- Project Oversight: Conduct weekly reviews of construction projects to ensure compliance with client and brand standards, as well as contractual obligations.
- Daily Monitoring: Track project progress and prepare comprehensive status reports for internal and external stakeholders.
- Subcontractor Management: Identify and cultivate relationships with various subcontractors for each project scope.
- Financial Oversight: Understand construction accounting principles and analyze costs across different options.
- Safety Compliance: Ensure compliance with safety codes, OSHA regulations, and local safety requirements.
- Efficiency and Cost Management: Identify opportunities for energy efficiency, cost reductions, and available rebates and incentives.
- Problem Resolution: Proactively plan to mitigate issues and address emerging challenges.
- Contracts and Permits: Solicit and evaluate multiple bids for capital improvement projects, negotiate contracts, and secure necessary permits and licenses.
- Project Management: Oversee capital projects and ensure quality standards are met by the on-site maintenance team.
- Team Coordination: Collaborate with the A/E team, general contractors, and subcontractors for various capital projects.
- Vendor Supervision: Monitor vendors and contractors to ensure compliance with quality standards.
- Documentation: Maintain accurate records, track expenses, and generate reports; manage brand and ownership approvals for capital improvements and secure all available incentives.
Qualifications:
- Minimum of 5 years of experience in construction-related roles, with hotel and brand management experience preferred.
- Bachelor's degree in construction management, architecture, engineering, or a related field is preferred.
- In-depth knowledge of construction management processes, methodologies, and practices.
- Strong project management capabilities.
- Proficient in computer applications, particularly Excel and MS Word, including contract drafting and management.
- Experience with cost-benefit analysis is essential.
