Summary:

The Senior Mortgage Loan Officer is accountable for sourcing, negotiating, and compiling documentation necessary for the preparation of mortgage loans and Home Equity Lines of Credit (HELOCs) in adherence to federal regulations and the institution's lending standards.


Key Responsibilities:
- Independently generate mortgage loan opportunities through established referral networks and banking collaborations.
- Collect financial details from clients, including income, assets, liabilities, and credit profiles.
- Assess creditworthiness and eligibility for mortgage financing.
- Conduct client interviews to ascertain their needs and objectives.
- Clarify the various mortgage loan options available and suggest the most suitable choices for each client.
- Prepare and submit mortgage loan applications following established protocols.
- Collaborate with processing and underwriting teams to obtain loan approvals.
- Oversee the closing process, ensuring all necessary documents are completed and executed.
- Cultivate relationships with clients and referral sources, including real estate agents, builders, and financial professionals.
- Actively engage in branch initiatives to train retail personnel and generate mortgage referrals.
- Participate in ongoing sales, product, and regulatory training as directed by management.
- Identify opportunities to cross-sell bank products and services across departments.
- Stay informed on current mortgage lending regulations and market trends.
- Maintain knowledge of underwriting policies, procedures, and updates for all mortgage products.
- Adhere to applicable laws and regulations, as well as the institution's policies and procedures.

- Engage in continuous mortgage compliance training, covering topics such as the Dodd-Frank Act, ATR/QM Rules, Truth in Lending Act, RESPA, HMDA, ECOA, Fair Housing Act, and Fair Credit Reporting Act.

Qualifications and Skills:
To excel in this role, candidates must demonstrate the ability to perform essential duties effectively. The following qualifications are essential:

Education/Experience:
- A bachelor's degree in finance, accounting, or a related field is preferred.
- A minimum of three years of experience in mortgage banking within the designated territory.
- Comprehensive understanding of the mortgage lending process.
- Familiarity with Encompass software is advantageous.

Knowledge/Skills/Abilities:
- Strong business development and sales acumen.
- Excellent organizational skills and meticulous attention to detail.
- Customer service-oriented with the ability to manage client relationships effectively.
- Professional demeanor with outstanding communication, interpersonal, and conflict resolution skills.
- Capability to work independently as well as collaboratively within a team.
- Proficient in problem-solving, prioritizing tasks, and meeting deadlines.
- Critical thinking skills with sound judgment in decision-making.
- Ability to respond to inquiries or complaints from clients, colleagues, or vendors.
- Effective oral and written communication skills with employees, clients, vendors, and management.
- Proficient in defining problems, gathering data, establishing facts, and drawing valid conclusions.

- Maintain a friendly, helpful, and courteous demeanor when interacting with clients or colleagues in diverse situations.
- Competence in performing standard mathematical calculations accurately and swiftly.
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to real-world scenarios.
- Proficient in using calculators, computers, and relevant software applications.
- Familiarity with various internet browsers and Microsoft Office programs, particularly Word, Outlook, Excel, and Teams.
