General Responsibilities:

  • Support and assist in all facets of community operations, reporting directly to the Community Manager.

Preferred Qualifications:

  • At least one year of experience in a leasing consultant or assistant manager role within multi-family housing, hospitality, or a related field.
  • A high school diploma or equivalent is mandatory; further education, CAM, or ARM certification is preferred.

Supervisory Duties:

  • Assist the Community Manager in overseeing all community staff.

Core Responsibilities:

  • Residential Standards
    1. Manage all financial transactions and bookkeeping for electronic payments.
    2. Record new resident move-ins, move-outs, lease renewals, and other rental items in the management system.
    3. Handle delinquency by sending reminders and coordinating with legal representatives as necessary.
    4. Support leasing and marketing efforts, including greeting potential residents, gathering information, scheduling tours, and assisting with rental applications.
    5. Prepare documentation for new and renewal lease agreements.
    6. Advise the Community Manager on rental rate adjustments to enhance leasing activity.
    7. Compile security deposit reports and any additional reports requested by the Community Manager.
    8. Assist with month-end financial reporting.
    9. Review resident accounts to identify outstanding balances and implement collection procedures as needed.
    10. Organize community events and maintain resident engagement programs.
    11. Identify opportunities for operational improvements to enhance community efficiency and profitability.
    12. Perform other duties as assigned by the Community Manager.
  • Community Inspections and Quality Assurance
    1. Prepare welcome gifts for new residents and conduct final inspections to ensure readiness.
    2. Conduct monthly market research to align rental rates and concessions with competitive offerings.
    3. Inspect common areas daily to ensure they meet established standards.
    4. Participate in maintaining community aesthetics through regular upkeep.
  • Financial Management
    1. Collect and process rents and other community income daily.
    2. Assist the Community Manager in achieving budgeted occupancy and financial targets.

Work Schedule: The hours may vary based on community needs and could include weekends and after-hours emergency services. Full-time positions typically require five days per week, averaging 40 hours.

Physical Requirements: Light physical activity, including occasional lifting of up to 25 pounds, and tasks such as climbing stairs and reaching.

Drug Testing: Pre-employment, post-incident, and random drug screenings may be conducted.
