Position: Facilities Maintenance Manager

Role Overview: The Facilities Maintenance Manager is accountable for the upkeep and maintenance of our multifamily residential properties, including interior units, exterior access points, communal areas, grounds, and amenities.

Key Responsibilities:
The Facilities Maintenance Manager's duties may include, but are not limited to:
  • Coordinating the scheduling of vacant units, including both in-house and contracted services.
  • Inspecting and approving the quality of work performed by in-house and contracted personnel. Conducting final inspections of units prior to resident move-in.
  • Prioritizing and scheduling all service requests to enhance resident satisfaction while optimizing staff skills and asset preservation.
  • Overseeing the maintenance of swimming pools, amenity areas, spas, and fountains.
  • Managing the daily cleaning and repair of common areas (including sweeping, washing, and general upkeep).
  • Ensuring adherence to budget guidelines and maintaining inventory levels.
  • Monitoring security for all vacant units, clubhouse entrances, and other maintenance or common facilities. Ensuring all doors are secured. Promoting property safety and accident prevention, including key control.
  • Maintaining a professional demeanor with residents.
  • Regularly communicating with the Maintenance Supervisor or Community Manager regarding property issues and suggestions for improvements.
  • Purchasing supplies and services as needed, utilizing approved vendors after obtaining necessary approvals and purchase orders from management.
  • Being available to work weekends and be on-call as required.
  • Possessing a valid driver's license and reliable personal transportation.
Qualifications:
The Facilities Maintenance Manager should possess the following skills, education, and experience:
  • High school diploma or GED.
  • A minimum of 3 years of experience in multifamily maintenance.
  • HVAC Certification.
  • Valid Driver's License.
  • Proficient knowledge of plumbing, electrical systems, HVAC systems, appliance repair, pools and spas, carpentry, and general construction.
  • Professional appearance and demeanor; ability to maintain a professional attitude and work habits in interactions with staff, vendors, and the public.
  • CPO Certification is preferred.
  • Physical demands include, but are not limited to, lifting, carrying, climbing, kneeling, working outdoors, and participating in overtime and weekend on-call rotations.
