Job Summary

We are seeking a highly skilled and experienced Maintenance Portfolio Supervisor to join our team at Metropolitan Holdings. The successful candidate will be responsible for overseeing the maintenance and repair of our properties, ensuring that all work is completed to the highest standards and in a timely manner.

Key Responsibilities
  • Maintenance and Repair: Oversee the maintenance and repair of all properties, including grounds, cleaning, carpentry, plumbing, painting, electrical, HVAC, and other general maintenance tasks.
  • Scheduling and Coordination: Schedule and coordinate maintenance work, including on-call maintenance for evenings, weekends, and holidays.
  • Work Management: Track the status of all work, manage and execute the Make-Ready/Turn process, and complete move-out checklists.
  • Quality Control: Inspect employee and vendor/contractor work to ensure quality, completeness, and compliance with company standards.
  • Supply Management: Purchase supplies in accordance with the property budget and company policies.
  • Financial Management: Participate in the preparation and management of the operating budget and monthly variance reports.
  • Physical Site Inspection: Inspect the physical apartment site, identifying areas in need of immediate or future repairs and maintenance.
  • Staff Management: Participate in staff selection and training, prepare annual reviews, and implement goals and objectives for direct reports.
Requirements
  • Education and Experience: High school diploma or equivalent combination of education, training, or experience. 1-3 years of management experience in a maintenance or facilities role.
  • Skills and Knowledge: Advanced level maintenance skills, project management skills, negotiation and conflict resolution skills, and compliance with OSHA and safety procedures.
  • Physical Demands: Ability to stand, crawl, crouch, stoop, squat, and kneel for prolonged periods. Ability to regularly lift and/or move objects weighing 50 pounds. Ability to operate power tools.
