I. OBJECTIVE


The Janitorial Technician plays a crucial role within the cleaning team, executing tasks independently and collaboratively at various properties under the guidance of the Janitorial Manager.


  • Respond promptly to sanitation and cleaning concerns at client locations.
  • Complete routine, urgent, and specialized cleaning assignments as directed.
  • Organize, prioritize, and allocate cleaning projects for effective completion over time.
  • Focus on quality workmanship, safety, and client satisfaction.
  • Monitor the condition of facilities, ensuring cleanliness and functionality, and escalate issues as necessary.

II. RESPONSIBILITIES

The primary duties of this position include, but are not limited to:

  • Staff Related Tasks
a. Execute a variety of scheduled and on-demand cleaning tasks across the portfolio of properties.

b. Maintain grounds in an orderly state, clear debris, and ensure utilities are accessible and visible.

c. Communicate any concerns and additional support requirements to the Janitorial Manager.

d. Facilitate training and mentorship for Janitorial Workers regarding new properties, equipment, and cleaning methodologies.

e. Coordinate with vendors on-site to provide access and share site-specific knowledge.

  • System Related Tasks
a.

Utilize the Altair Computerized Maintenance Management System (CMMS) to manage tickets for all assigned tasks, track receipts, and update time and travel records.

b. Record daily clock-in and clock-out times and submit time-off requests through the designated system.

c. Document equipment usage on the sign-out board, ensuring all tools are returned, cleaned, and maintained properly.

d. Ensure all equipment is returned after use, kept clean, and in good working order.

  • Client & Tenant Related Tasks
a. Deliver exceptional customer service and responsiveness to tenants and property owners.

Perform additional duties as required for the effective operation of the business.

III. QUALIFICATIONS

Education: High School Diploma or equivalent (GED)

Experience: Minimum of 1 year in a similar position.

IV. SPECIAL REQUIREMENTS

  • Basic understanding of effective cleaning practices.
  • Self-motivated and proactive.
  • Customer-service oriented.
  • Able to work independently or as part of a cohesive team.
  • Present in appropriate uniform with a clean, professional appearance.
6. Capability to manage multiple projects and tasks efficiently.

  • Vision and hearing correctable to within normal range for effective communication.

  • Ability to work outdoors in varying weather conditions.
  • Capability to work at elevated heights.
  • Able to safely lift up to 50 lbs.
  • Possession of a valid driver's license and reliable transportation.

V. EQUIPMENT UTILIZED

  • Cellphone (Altair CMMS, Microsoft Teams, Outlook)
  • Various hand tools, cleaning supplies, and mechanical cleaning equipment.
  • Ladders, scaffolding, and other rigging equipment.
