Position: Operations Manager for Residential Services
Role Summary
As the Operations Manager for our residential community, you will oversee the management of 223 apartment units, ensuring smooth operations through effective coaching, scheduling, procurement, decision-making, and adherence to deadlines. You will lead a service team that includes a Service Technician and participate in an on-call rotation with a sister property.
Key Responsibilities
- Manage and schedule unit turnovers in compliance with company standards.
- Proactively identify and resolve issues while managing operational costs.
- Effectively prioritize tasks related to scheduled maintenance, service requests, and turnover schedules, demonstrating strong multitasking abilities.
- Assess future budgetary requirements, including significant capital projects.
- Ensure asset preservation and implement preventative maintenance strategies.
- Independently troubleshoot maintenance issues, seeking external contractor support only when necessary, and communicate plans of action to your team and residents.
- Collaborate closely with the Community Manager to address the mechanical and technical needs of the property, making informed decisions.
- Exhibit meticulous attention to detail and follow-up to guarantee the quality of completed work.
Essential Qualifications
- Must possess a proactive attitude with a demonstrated history of initiative.
- A minimum of 2 years of experience in a similar managerial role is highly preferred.
- Leadership experience is a significant advantage.
- Technical competencies should encompass troubleshooting, repair, and maintenance of HVAC systems, appliance repairs, carpentry, plumbing, electrical work, and all other general maintenance tasks.
- Must have access to a vehicle, necessary tools, and participate in an emergency on-call rotation.
- Exceptional customer service skills are essential.
