CLASS TITLE:
Building Maintenance Specialist

BASIC FUNCTION:


Engage in semi-skilled to skilled upkeep, repair, and construction of district facilities and equipment; execute semi-skilled to skilled tasks in various building maintenance trades; support journey-level trades personnel as necessary; operate independently in less complex building trades.


DISTINGUISHED CHARACTERISTICS:


Incumbents in the Building Maintenance Specialist II role undertake a majority of responsibilities at the semi-skilled to skilled level across one or more building maintenance trades, exercising independent judgment based on training, knowledge, and experience while assisting Maintenance Technicians with intricate and major projects.

In contrast, Building Maintenance Specialist I incumbents handle routine and unskilled to semi-skilled maintenance and repairs, aiding maintenance personnel with projects and working independently on less challenging assignments.


REPRESENTATIVE DUTIES:


Conduct semi-skilled to skilled maintenance, repair, and construction of district facilities and equipment across various building maintenance trades, including locksmithing, carpentry, electrical work, painting, plumbing, and HVAC systems.

Assist journey-level tradespeople and maintenance staff with a variety of maintenance, repair, and construction tasks; work independently on less complex projects and assignments as directed.

Support locksmith activities by installing, adjusting, repairing, and replacing locks and door hardware; inspect locks for proper functionality and implement a preventive maintenance strategy for locking mechanisms, panic bars, door closures, and other hardware; re-key and re-pin locks as necessary and maintain related documentation.

Participate in the construction, installation, and upkeep of roofs, furniture, fences, bookshelves, cabinets, shelving, chalkboards, and bulletin boards.

Assist in the installation, repair, and maintenance of gas and water lines, heating and cooling systems, electrical fixtures, and outlets; replace broken toilet seats, flush valve diaphragms, seals, and gaskets; clear clogged drains, stop leaks, adjust water pressure, and tidy the work area upon completion.

Assist in the installation, repair, and mechanical servicing of equipment such as vacuum cleaners, buffers, electric clocks, washing machines, dryers, refrigerators, and other small appliances.

Prepare surfaces for painting, mix paints, finishes, and other coatings, and apply them to equipment, buildings, and furniture as well as district facility structures.

Assist in constructing forms and metal work, pouring concrete, and performing finishing tasks; engage in masonry repair and construction using brick and block.

Strip, wax, and buff floors; wash windows; clean carpeted areas; sweep and wash sidewalks and classrooms; dust rooms and furniture; and perform various related custodial tasks.

Maintain records of time, costs, and materials utilized in the maintenance and repair of district equipment and facilities; prepare work orders for more complex repairs and larger projects.

Operate a diverse range of tools and equipment, including motor vehicles, forklifts, key-cutting machines, electric carts, steam cleaners, grinders, strippers, waxers, buffers, carpet cleaners, and hand tools used in building maintenance trades.

Exhibit punctuality and regular attendance.
Perform related duties as assigned.


KNOWLEDGE AND ABILITIES:

Knowledge of:


Tools, equipment, methods, and materials used in unskilled to semi-skilled maintenance within at least one building maintenance and construction trade.
Operation and use of hand and power tools and equipment.
Requirements for maintaining buildings and facilities in optimal condition.
Standards for keeping school buildings safe, clean, and orderly.
Cleaning equipment, tools, materials, and supplies utilized in custodial work.
Basic record-keeping techniques.
Health and safety regulations and procedures.
Proper methods for storing equipment, materials, and supplies.
Correct lifting techniques.


ABILITY TO:

Perform semi-skilled work in the construction, renovation, maintenance, and repair of buildings, facilities, and furniture.
Operate basic maintenance tools and equipment.
Assist skilled personnel in the upkeep and repair of buildings and facilities.
Utilize common cleaning equipment and supplies safely and effectively.
Move and arrange furniture and equipment for meetings and special events.
Identify and report safety hazards and maintenance needs.
Maintain routine records related to work performed.
Understand and follow oral and written instructions.
Communicate effectively both orally and in writing.
Collaborate with others.
Meet schedules and deadlines.
Adhere to health and safety regulations.
Lift heavy objects.
Observe legal defensive driving practices.


EDUCATION AND EXPERIENCE:

Any combination equivalent to:

High school diploma, GED Certificate, or demonstrated progress toward obtaining a GED as mandated by Kentucky law, along with two years of experience in building and mechanical maintenance or operations.


LICENSURE REQUIREMENTS:
Some positions in this classification may require possession of a valid Kentucky driver's license.
