About the Role

We are seeking a highly skilled and experienced Maintenance Director to join our team at Atria Senior Living - Weston Place. As a key member of our community operations team, you will be responsible for managing the maintenance and preventative maintenance efforts for our community, ensuring the physical condition of our buildings and amenities meets our high standards.

Key Responsibilities
  • Manage a team of maintenance personnel, including scheduling, assignment, direction, performance review, and hiring and discipline consistent with company policy.
  • Implement and monitor programs to maximize revenue, control expense, and improve customer satisfaction.
  • Manage all maintenance needs of the community, including HVAC, electrical, plumbing, carpentry, painting, and major appliances.
  • Manage customer service requests using the Facility One work order system, prioritizing and delegating tasks to assigned staff.
  • Assist in the development of the annual maintenance operating budget and manage department expenditures within approved budget.
  • Purchase parts, chemicals, and paint according to company requirements for national account spending.
  • Inspect grounds, buildings, and apartment homes on a regular basis to ensure all physical aspects of the community are fully functional.
  • Inspect and monitor community and apartment homes to ensure housekeeping, janitorial, and laundry employees are meeting company standards.
  • Negotiate with external maintenance vendors and suppliers as needed, monitoring and enforcing contract terms.
  • Ensure compliance with all federal, state, and local laws, specifically Fair Housing regulations.
Requirements
  • High school diploma or general education degree (GED) required.
  • Three to five years of multi-family property management or other building maintenance experience performing the duties of Maintenance Technician or Maintenance Director.
  • Ability to perform basic arithmetic skills, including measurement, addition, subtraction, multiplication, and division.
  • Solid performance management skills, including the ability to communicate performance expectations, document performance conversations, coach, and document performance issues.
  • Demonstrated ability to use independent judgment and discretion to make decisions designed to achieve company expectations and goals.
  • Basic computer skills, ability to use Microsoft Office, and ability to operate standard office equipment.
  • Ability to frequently use general maintenance tools, supplies, and equipment, including hand tools, pressure washers, blowers, paint equipment, extractors, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters, and safety equipment.
  • Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment, and to access and work in confined spaces or at heights in excess of 8-9 feet.
  • Familiar with all types of surfaces and respective cleaners.
  • Experience in carpet cleaning (all types) and upholstery cleaning.
  • Understands Lock Out/Tag Out procedures and SDS Sheets.
  • Must possess a valid driver's license and meet and be in compliance with Atria motor vehicle policy standards.
