Job Overview

Key Responsibilities:

  • Support the Property Manager in recruiting and retaining high-quality service staff.
  • Oversee maintenance team members and facilitate daily meetings to discuss priorities and assigned tasks.
  • Provide constructive guidance to team members, enhancing their performance through coaching and addressing any work-related issues.
  • Maintain clear communication with the Property Manager, promptly reporting any personnel performance concerns.
  • Assist in scheduling Maintenance Technicians, Housekeepers, and Groundskeepers/Porters.
  • Ensure all repair and service tasks are completed accurately, punctually, and within budget constraints.
  • Diagnose and execute minor and routine maintenance and repairs daily, including:
  • Electrical and plumbing systems (including sewer lines).
  • Heating and cooling systems (certification may be required for certain repairs).
  • Appliances (as applicable).
  • Irrigation systems.
  • Structures such as stairs, gates, fences, patios, and railings.
  • Flooring materials including tile and carpet.
  • Roofing, gutters, and fasteners.
  • Interior and exterior lighting.
  • Fireplaces and ceiling fans.
  • Gas fixtures and appliances (as applicable).
  • Doors, cabinets, windows, and sliding glass doors.
  • Locks, mailboxes, and security systems.
  • Address ceiling leaks and wall repairs.
  • Manage pool areas, including tile, Jacuzzis, and pool furniture.
  • Inspect vacated units, assess move-out charges, and complete the make-ready checklist to restore apartments to a market-ready condition. Re-inspect units post-make-ready operations.
  • Maintain precise records of preventive maintenance, service requests, apartment readiness, and ongoing work.
  • Continuously monitor the physical condition of the property, promptly addressing unsafe conditions such as broken gates or exterior lighting issues.
  • Report significant repairs and requisitions to the Property Manager before any financial commitments.
  • Assist the Property Manager in preparing the annual property budget.
  • Keep an inventory of spare parts and maintenance supplies.
  • Identify utility meter cut-offs and clean-out locations.
  • Schedule and conduct routine preventive maintenance on all relevant equipment regularly.
  • Ensure all tools are maintained in excellent condition.
  • Participate in planning and leading safety meetings.

Essential Skills:

  • Technical proficiency with a hands-on approach, coupled with strong leadership and communication abilities.
  • Capability to organize, motivate, and lead a team effectively.
  • Possess personal tools and demonstrate knowledge in their safe use and maintenance.
  • Utilize safety equipment as required by specific tasks.
  • Ability to collaborate effectively within a team environment.
  • HVAC Certification is mandatory.
  • Occasional driving may be necessary to procure replacement parts and supplies.
