Position Title: Estimator | Interior General Contractor
POSITION SUMMARY:
The Estimator is accountable for the timely and accurate preparation of comprehensive estimates for general contracting projects, particularly those that are larger and more intricate within the Supermarket or Commercial Retail sectors.
RESPONSIBILITIES:
The Estimator will:
- Report directly to the Chief Estimator to ensure the delivery of high-quality bids, adhering to all established policies and procedures.
- Manage a diverse range of projects, including both general contracting and in-house assignments, regardless of size or complexity.
- Collaborate closely with fellow Estimators, Assistant Estimators, and Project Coordinators, contributing valuable insights throughout the project lifecycle.
- Conduct detailed takeoffs and quantity assessments for both in-house and subcontractor trades.
- Participate in site walkthroughs with clients, subcontractors, and team members to gather essential project information.
- Evaluate subcontractor prequalifications to ensure the selection of competent and reliable subcontractors.
- Secure qualified subcontractor coverage for each trade involved in the project.
- Thoroughly analyze bid requirements to ensure compliance with all deadlines.
- Review and interpret bid documents to accurately define the scope of work.
- Highlight relevant drawings and execute necessary take-offs for pertinent trades.
- Create a Clarification Sheet that outlines the scope of work for each trade.
- Prepare Requests for Information (RFIs) to address any discrepancies in the bid documents.
- Engage in site walkthroughs with clients and subcontractors to assess field conditions.
- Discuss the scope of work with subcontractors to ensure clarity and alignment.
- Analyze subcontractor proposals to validate their scope of work.
- Finalize and prepare bids for review by the Chief Estimator.
- Complete leveling sheets based on clarifications received.
- Conduct buyout meetings with construction teams to discuss bids upon job award.
- Negotiate final contract pricing with subcontractors as necessary, ensuring all Letters of Award are executed prior to the commencement of work.
- Participate in kickoff and closeout meetings, providing accurate reports on general conditions and man-hours.
- Develop and maintain essential logs, including Bid Logs, Databases, Unit Costs, and Equipment & Material records.
QUALIFICATIONS:
- A minimum of 3-5 years of estimating experience in retail construction is preferred.
- A degree in Architecture or Engineering is preferred.
- Familiarity with open store renovations, new fit-out projects, and site work is advantageous.
- Ability to work effectively under tight deadlines.
- Excellent verbal and written communication skills are essential.
- Proficiency in computer applications, including Word, Excel, and Outlook.
- Demonstrated competencies in analytical thinking, problem-solving, planning and organizing, and dependability are required.
