Overview of the Facilities Maintenance Technician Role

The Facilities Maintenance Technician is responsible for overseeing the planning, operations, and maintenance of our large Distribution Center and Business Center, including business offices, grounds, buildings, and equipment. This role ensures that our facilities are well-maintained and that all systems comply with applicable safety and fire regulations, as well as federal, state, and local building codes, to provide a safe and comfortable environment for all employees.

Key Responsibilities

  • Perform scheduled and unscheduled equipment maintenance and resolve a wide range of maintenance issues of varying scope and complexity for all warehouse equipment, including conveyors, racking, strapping machines, box makers, tape machines, dock doors, and levelers.
  • Provide technical expertise for equipment maintenance improvement projects.
  • Handle building equipment emergencies as needed.
  • Manage, coordinate, and communicate with outsourced services and outside repair contractors, tracking all repairs.
  • Create a preventative maintenance plan and conduct inspections in accordance with the PM plan.
  • Develop and maintain forklift certification logs.
  • Maintain a clean work environment, interacting with housekeeping contractors and reporting deficiencies to management.
  • Participate in safety and compliance meetings, offering input into improvements required and regularly monitoring the building to ensure compliance with safety regulations.
  • Oversee and participate in the installation, maintenance, and repair of facilities, buildings, equipment, grounds, and office space.
  • Assist in developing short- and long-term facility utilization plans.
  • Develop facility operations and maintenance policies, procedures, and work instructions.
  • Prepare cost estimates and recommend the purchase of necessary supplies.
  • Maintain repair logs on all building equipment.
  • Set up, arrange, and take down furniture and equipment for meeting and conference rooms, adhering to fire and safety codes.
  • Move furniture and equipment for cleaning purposes or relocation to another area, as required.
  • Train warehouse associates in the safe and proper use of warehouse equipment, including forklifts.

Requirements and Qualifications

  • 5 to 10 years of experience in facilities, construction, or corporate real estate management, or related project management.
  • High school diploma or GED required.
  • Strong working knowledge of MS Office products, including Excel.
  • Knowledge of local and state codes and ordinances, as well as safety regulations.
  • Thorough understanding of building construction and associated trades.
  • Experience with operations management of multiple facilities, structures, and buildings.
  • Working knowledge of warehouse equipment, including conveyor systems, racking, and forklift equipment.
  • Ability to read, analyze, and interpret documents, such as technical manuals, drawings, safety rules, operating instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to lift up to 50lbs.
