Position Overview
The Facilities Maintenance Specialist reports directly to a Property Manager and is responsible for ensuring that apartment homes and facilities within a designated community are well-maintained and functioning according to 11Residential standards. Key responsibilities include timely and courteous responses to service requests, maintaining an adequate supply of market-ready apartments to satisfy leasing demands, and ensuring the property’s appearance meets or exceeds established standards.

Key Responsibilities

  • Perform general maintenance tasks, including service requests, turnover functions, and enhancing curb appeal promptly.
  • Diagnose and repair most major and all minor mechanical systems.
  • Complete all service orders with minimal follow-up required.
  • Maintain cleanliness of the property, vacant apartments, and common areas.
  • Handle paints, pool chemicals, and other potentially hazardous materials safely.
  • Consistently deliver professional customer service.
  • Travel to different properties as needed for assistance.
  • Be available for emergency on-call duties and weekend work.
  • Other responsibilities as assigned.
Qualifications and Skills
  • At least 1 year of experience in property maintenance, general maintenance/construction, or a related field. Experience in multifamily property management is highly preferred.
  • Ability to meet the physical demands of the role.
  • Basic computer skills and strong written and verbal communication abilities are essential.
  • High school diploma or GED is required.
Compensation and Benefits
  • The salary range for this position is $25 to $27 per hour.

Physical Requirements
To effectively perform the essential functions of this position, the employee must be able to:
  • Lift, push, and pull up to 100 pounds.
  • Walk the properties multiple times daily, potentially covering up to 10 miles.
  • Navigate uneven surfaces and climb several flights of stairs regularly.
  • Visually and audibly detect signs of emergencies.
  • Engage in sitting, standing, reaching, bending, and stooping for extended periods.
  • Utilize standard maintenance equipment.
  • Communicate effectively through written and spoken means.
  • Accurately convey detailed or important spoken instructions to other team members.
