Job Summary

The Maintenance Supervisor reports to the Property Manager and is responsible for overseeing the repair and maintenance of property facilities and apartment units. This includes working with the maintenance team to ensure prompt and courteous responses to service requests, maintaining an adequate supply of market-ready apartments, and overseeing the general property appearance to meet or exceed standards.

Key Responsibilities
  • Preparation of Market-Ready Apartments: Assist in preparing market-ready apartments, including painting, carpeting, flooring, general repairs, and housekeeping.
  • Scheduling and Work Order Management: Efficiently and effectively schedule subordinates to ensure that work orders and make-ready units are completed properly and in a timely manner.
  • Vendor and Contractor Management: Oversee working with vendors and contractors to ensure assigned work is completed accordingly.
  • Repair and Maintenance Coordination: Inform the Property Manager of any repair work needing an outside contractor or replacement of significant appliances.
  • Preventative Maintenance: Monitor and maintain the property's preventative maintenance schedule and the upkeep of all mechanical equipment, including water heaters, pool pumps, HVAC units, and other equipment.
  • Unit Inspections and Maintenance: Perform regular move-in unit inspections, check all appliances, sinks, faucets, commodes, blinds, and other fixtures.
  • Service Request Management: Respond to resident service requests, prioritize, and assign to designated maintenance staff.
  • Work Order Management: Ensure that all maintenance work order paperwork is completed, leave a copy in all apartments entered, clean up debris caused by maintenance work, and record time spent in a unit on the work order.
  • Emergency Response: Perform on-call emergency work order service requests based on business necessity and communicate with the Property Manager the number of hours worked on-call for after-hour efforts.
  • Staff Supervision: Supervise and delegate to the qualified maintenance team the on-call schedule and ensure that maintenance staff performs to company standards and handles service requests timely.
  • Communication and Teamwork: Maintain open communication with the Property Manager and other staff, assist with hiring, training, and developing assigned staff, and display a friendly and courteous attitude with other employees.
Requirements
  • Education and Experience: High school diploma/GED and three to five years of experience in facility maintenance and mechanical repair required, or an equivalent combination of experience and education.
  • Licenses and Certifications: EPA Type II or Universal license and Certified Pool Operator (CPO) is required.
  • Skills and Abilities: Possess working knowledge of OSHA and safety rules and regulations pertaining to property management, have basic computer/technical skills to operate mobile computing or communications devices, and have the ability to communicate verbally clearly and concisely and in writing.
