POSITION PURPOSE:

The Maintenance Technician plays a crucial role in ensuring the upkeep and repair of machinery, equipment, and physical structures, as well as plumbing and electrical systems within common areas of our managed properties.

KEY RESPONSIBILITIES:

  • Conduct preventative maintenance on facilities and equipment, including minor electrical and plumbing repairs, as well as carpentry tasks.
  • Perform painting duties in common areas as directed, including touch-ups to prevent deterioration.
  • Maintain and repair lighting fixtures, replacing bulbs as necessary.
  • Execute drywall removal and replacement with various textures.
  • Carry out stucco repairs and lathing installation with different textures.
  • Ensure cleanliness of decks, fences, railings, window screens, doors, and sidewalks.
  • Clear gutters, downspouts, and scuppers to ensure proper drainage.
  • Prepare elevators for resident moves and large deliveries.
  • Maintain cleanliness and functionality of exercise equipment.
  • Manage trash and recycling bins in common areas, utilizing the trash compactor as needed.
  • Conduct patrols of building exteriors, interiors, pools, and parking lots, managing litter and debris while reporting maintenance and safety issues.
  • Keep track of supply inventory and maintain records of expenses as required.
  • Provide general janitorial services for common area buildings and restrooms.
  • Clean carpets, floors, elevator interiors, window sills, and furniture in shared spaces.
  • Maintain a tidy work area, tools, and equipment.
  • Complete additional duties and special projects as assigned.

QUALIFICATIONS:

  • High School Diploma or equivalent.
  • 4-5 years of experience in property maintenance.
  • Strong conflict resolution abilities.
  • Capacity to meet deadlines and manage time-sensitive tasks.
  • Excellent communication skills, both written and verbal.
  • High-level customer service skills with attention to detail and organization.
  • Team-oriented mindset.
  • Adept at managing workflow amidst changing priorities.
  • Willingness to learn company processes and utilize proprietary software.
  • Dependable and adaptable with a solid attendance record.
  • Professional demeanor with all stakeholders.

SPECIAL REQUIREMENTS:

  • Must possess and maintain a valid driver's license and vehicle insurance.

ESSENTIAL FUNCTIONS:

  • Utilize standard maintenance equipment, including vehicles and hand tools.
  • Must have personal vehicle and basic tools for the role.
  • Ability to lift up to 50 pounds.
  • Ability to remain stationary or in motion for extended periods.
  • Travel to various locations as required.

SUPERVISION:

  • This position does not supervise others.

SCHEDULE:

  • Typical hours are Monday through Friday, approximately 8:00 am to 5:00 pm.
  • May require occasional extended hours to meet business needs.
