POSITION SUMMARY:
The Maintenance Technician plays a crucial role in ensuring the upkeep and functionality of various systems and structures within our managed properties. This position involves performing a wide range of maintenance tasks to enhance the living experience of residents.
KEY RESPONSIBILITIES:
- Conduct routine maintenance on facilities and equipment, including minor electrical, plumbing, and carpentry tasks.
- Oversee the painting of common areas and perform touch-ups as necessary to maintain aesthetic appeal.
- Maintain and repair lighting fixtures, ensuring they are functional and safe.
- Demonstrate proficiency in drywall and stucco repairs, applying various textures as needed.
- Ensure cleanliness and upkeep of decks, fences, railings, and sidewalks.
- Manage drainage systems by cleaning gutters and downspouts regularly.
- Assist with resident moves and large deliveries by preparing elevators and common areas.
- Ensure that exercise equipment is clean and operational for resident use.
- Monitor and maintain cleanliness of trash and recycling areas.
- Conduct regular patrols of property exteriors and interiors, addressing any safety or maintenance concerns.
- Keep accurate records of maintenance activities and supply inventory.
- Perform general janitorial duties in common areas, including restrooms and hallways.
- Maintain a tidy work environment, including tools and equipment.
- Complete additional tasks and projects as assigned by the supervisor.
QUALIFICATIONS:
- High School Diploma or equivalent.
- 4-5 years of experience in property maintenance.
- Strong conflict resolution and communication skills.
- Ability to manage time effectively and meet deadlines.
- Exceptional customer service skills with attention to detail.
- Team-oriented with a flexible approach to work.
- Willingness to learn and adapt to company procedures and software.
- Dependable with a solid attendance record.
- Professional demeanor in all interactions.
ADDITIONAL REQUIREMENTS:
- Valid driver's license and vehicle insurance.
WORKING CONDITIONS:
- Standard schedule: Monday-Friday, 8:00 am-5:00 pm.
- Availability for emergency situations may be required.
