Job Overview

Position Summary: Responsible for executing a range of maintenance duties essential for preserving and improving the quality of a residential community in a prompt, professional, and courteous manner.

Reporting Structure: Reports directly to the Maintenance Supervisor.

Employment Type: Full-time

Work Schedule:

  • 8-hour shifts
  • Monday through Friday
  • On-call duties
  • Availability on weekends

Location: Single site operation

Key Responsibilities:

  • Deliver outstanding customer service
  • Ensure all service requests and repairs are executed thoroughly and promptly
  • Maintain a tidy, organized, and safe work environment
  • Assist the Maintenance Supervisor in tracking inventory levels of tools, equipment, and supplies
  • Adhere to all personnel management policies and procedures
  • Implement a preventative maintenance schedule
  • Communicate effectively with residents, team members, vendors, and supervisors
  • Collaborate with the Maintenance Supervisor to uphold an effective preventative maintenance program
  • Work alongside the Maintenance Supervisor to comply with budgetary constraints
  • Support the Maintenance Supervisor in managing a hazard communication program
  • Conduct inspections of grounds, buildings, and community features to mitigate liability risks
  • Ensure compliance with the company’s safety and hazard communication policies
  • Work with the maintenance team to maintain the community's physical condition according to operational and safety standards
  • Assist residents during the move-in/move-out process as required
  • Help schedule and execute all maintenance-related turn events
  • Perform scheduled maintenance on equipment following manufacturer guidelines
  • Address complaints and resolve issues in a professional manner
  • Maintain accurate maintenance records
  • Contribute to the upkeep and cleanliness of office spaces, common areas, and models
  • Carry out additional maintenance tasks as directed by the Property Manager and Maintenance Supervisor
  • Assist in daily exterior property clean-up, including grounds and common areas
  • Conduct swimming pool maintenance and keep accurate chemical logs
  • Participate in an on-call rotation for emergency maintenance services
  • Follow the company dress code
  • Perform other tasks and responsibilities as assigned

Required Licenses/Equipment:

  • Reliable transportation due to on-call requirements
  • EPA Certification Type I and II
  • Additional licenses and certifications as mandated by local, state, or federal regulations
  • Ability to operate general maintenance equipment including hand tools, ladders, and landscaping equipment safely
  • Proper safety equipment and attire must be worn, including appropriate footwear

Technical Skills:

  • Diagnose and assist in the repair of major appliances
  • HVAC systems, including EPA Certification
  • Basic to intermediate plumbing skills
  • Basic to intermediate electrical skills (where no license is required)
  • Sheetrock repair
  • General carpentry skills
  • Pool maintenance (if required)
  • Roof and gutter maintenance
  • Painting
  • Irrigation maintenance and repairs
  • Landscaping
  • Fountain maintenance
  • Foundation and sidewalk repairs
  • Ice and snow removal
  • Maintenance of golf carts and small engines

Physical Requirements:

  • Frequent lifting and moving of items up to 75 pounds for essential maintenance tasks
  • Regular bending and stooping to access equipment and machinery
  • Frequent use of ladders and stepladders for maintenance tasks

Qualifications:

  • Prior maintenance experience is preferred
  • High school diploma or equivalent
  • Ability to pass a background check
  • Fluency in reading and writing English
