Position Overview:
We are seeking a qualified Maintenance Assistant Supervisor to support the Maintenance Supervisor in managing all maintenance operations of the property. This includes ensuring the property’s appearance, safety, and maintenance processes are executed efficiently.

Key Responsibilities:
- Assist the Maintenance Supervisor in overseeing service requests and maintenance tasks, ensuring resident satisfaction.
- Monitor the daily workload of the maintenance team, providing assistance as necessary to ensure timely completion of tasks.
- Conduct preventative maintenance on the property, including buildings, units, appliances, and equipment.
- Aid in managing the make-ready process, ensuring all repairs, replacements, and clean-up are finalized.
- Communicate daily with the property office regarding the status of service requests and make-readies.
- Identify and report any safety hazards or maintenance needs to management.
- Help maintain an adequate inventory of materials and supplies.
- Support the training and development of maintenance staff to enhance team performance and service quality.
- Oversee daily pool operations, ensuring compliance with health department standards.
- Contribute to maintaining the property’s curb appeal by assisting with groundskeeping and litter removal.
- Assist with housekeeping, inspections, and other tasks as assigned by management.
- Foster positive communication with residents, providing exceptional service through timely responses to their needs.
- Perform emergency callback services as required.
- Ensure organization and cleanliness of work areas and maintenance facilities.
- Uphold Mills Properties' values in all responsibilities and adhere to company policies and procedures.

Qualifications:
- High school diploma or GED; trade school certification preferred.
- Minimum of three years of maintenance experience, including skills in tile, carpentry, plumbing, electrical, and HVAC repair.
- EPA certification Type I and II, or Universal and CPO certification required.
- CAMT certification preferred but not mandatory.
- Proven ability to maintain composure and solve problems effectively.
- Flexibility to work varied schedules, including weekends and holidays.
- Capability to work in diverse environmental conditions (heat, cold, rain, snow, etc.).
- Strong relationship-building skills and ability to work collaboratively in a team environment.
