Construction Manager

We are seeking an experienced Construction Manager to join our team at Smith Douglas Homes in Middle Georgia, specifically in the Warner Robbins, Macon, and Perry areas. As a Construction Manager, you will be responsible for managing home building within our communities, ensuring that all homes are built on schedule and to the highest standards of quality, efficiency, cost control, and customer satisfaction.
Key Responsibilities- Manage the construction of homes using SMART generated schedules.
- Plan frame starts and monitor progress.
- Verify quantities against purchase orders.
- Complete municipality and internal inspections.
- Ensure Trade Partners' work meets specifications and is completed on schedule.
- Identify and negotiate with Trade Partners to complete work on schedule.
- Hold trades accountable for inadequate performance.
- Work with trades to find win-win solutions when issues arise.
- Identify the need for new Trade Partners when necessary.
- Ensure homes meet quality and construction standards.
- Manage costs to meet budgets.
- Achieve acceptance of homes through quality assurance processes.
- Perform homeowner orientations and acceptance walks.
- Work with Sales Agents to resolve customer concerns.
- Obtain Building COs.
- Ensure community cleanliness.
- Convert model homes for sale.
- Keep accurate records of rain events.
- Bachelor's degree in Construction Management or related field.
- At least 3 years of previous construction experience.
- Working knowledge of residential construction or similar industry.
- Experience in supervising, coaching, and developing staff.
- 10-HR OSHA Hazard Recognition Training for the Construction industry.
- GSWCC level 1A.
- Ability to learn SMART (Proprietary software).
- Microsoft Office.
- Internet.
