Position Summary:

We are in search of a driven and enthusiastic individual to take on the role of Property Maintenance Supervisor within our rapidly expanding property management team. The Property Maintenance Supervisor will oversee the overall upkeep of the residential community, which includes executing repairs, troubleshooting issues, managing apartment turnovers, and conducting preventative maintenance. This role presents an exceptional opportunity for a seasoned professional to join a vibrant team and collaborate closely with the Property Manager.

Key Responsibilities:

  • Collaborate with the Property Manager to ensure that maintenance operations are executed efficiently and promptly.
  • Maintain effective and timely communication with residents, vendors, and the property management team regarding all maintenance services rendered.
  • Respond promptly to all emergency situations that arise.
  • Address and follow up on all outstanding maintenance requests.
  • Utilize general maintenance tools and equipment safely, including hand tools, ladders, landscaping gear, and necessary safety equipment.
  • Conduct daily inspections of the grounds, buildings, and community features to identify maintenance needs, mitigate liability risks, and ensure exceptional curb appeal.
  • Engage outside contractors when necessary and oversee their work to guarantee timely and proper completion of tasks.
  • Assist the Property Manager in obtaining competitive estimates for maintenance-related costs.
  • Participate in company training sessions and meetings.
  • Adhere to policies related to fair housing, OSHA regulations, pool safety, and other standards set by the organization.
  • Manage financial aspects related to service expenses.

Qualifications:

  • At least 3 years of experience in apartment maintenance, including basic electrical and plumbing diagnostics and repairs.
  • Ability to work collaboratively in a respectful team environment.
  • Possess a positive demeanor.
  • Enjoy assisting and supporting residents.
  • Have basic tools necessary for the trade.
  • Hold a valid driver's license and have reliable transportation.
  • Be flexible to respond to emergency situations and resident inquiries outside of regular hours.
  • Experience in construction or new build punch work is preferred.
  • HVAC certification (CFC Universal) is required.
