Job Summary

We are seeking a highly skilled and experienced Apartment Maintenance Supervisor to join our team at Pratum Companies. As a key member of our property management team, you will be responsible for overseeing the maintenance and upkeep of our residential properties, ensuring that they are safe, clean, and well-maintained for our residents.

Key Responsibilities
  • Maintenance and Repair: Oversee the maintenance and repair of all residential properties, including HVAC, electrical, plumbing, and other systems.
  • Team Management: Directly supervise and support a team of maintenance technicians, providing guidance and training as needed.
  • Vendor Management: Develop and maintain relationships with vendors, negotiate pricing, and collaborate on approved vendor lists.
  • Budgeting and Expense Management: Manage expenses properly in accordance with owner goals and actively seek to minimize expenses regularly.
  • Preventative Maintenance: Direct the preventative maintenance program, ensuring timely completion and thorough documentation.
  • Quality Control: Ensure that all maintenance work is completed to a high standard, and that all properties are maintained to a high level of quality.
  • Communication: Communicate effectively with residents, vendors, and other stakeholders to ensure that maintenance needs are met and that residents are satisfied with the level of service provided.
Requirements
  • Education: High school diploma or equivalent required; degree in a related field (e.g. construction management, property management) preferred.
  • Experience: Minimum of 5 years' experience in residential property management or a related field.
  • Skills: Strong knowledge of residential building systems, including HVAC, electrical, and plumbing; excellent communication and leadership skills; ability to manage multiple projects and work assignments.
  • Certifications: HVAC and/or CFC certifications required; lead paint certifications (as necessary); CAMTI and CAMTII preferred.
