Position Overview:

The Property Management Associate role is essential in supporting the property management team in overseeing the operational aspects and reporting for our commercial real estate portfolio. Key responsibilities encompass lease management, budget formulation and oversight, enhancing net operating income (NOI), ensuring timely rent collections, and supervising maintenance and significant enhancements to uphold asset value. The Associate may also be tasked with managing a limited portfolio.

Key Responsibilities:

  • Investigating lease terms and conditions.
  • Conducting property inspections and recommending action items to senior property managers.
  • Verifying insurance compliance for vendors and tenants, ensuring adherence to lease and contract stipulations, and submitting necessary incident reports and claims.
  • Abstracting new leases, amendments, and assignments.
  • Evaluating tenant ledgers, general ledgers, and financial statements.
  • Monitoring and updating compliance with gross sales requirements.
  • Minimizing risks, curtailing expenses, and maximizing portfolio profitability.
  • Preparing annual property budgets, re-forecasts, and reconciling common area maintenance charges at year-end.
  • Overseeing major improvement initiatives and managing their timelines.
  • Assessing vendor contracts and scopes of work, ensuring compliance, and coordinating with facilities for property enhancement.
  • Managing the tracking and reporting of tenant capital expenditure caps.
  • Assisting with special projects as assigned.
  • Reviewing property tax assessments and contesting them when necessary.
  • Participating in the on-call rotation.

Preferred Qualifications:

  • Bachelor's degree in a related field.
  • Familiarity with MRI software is advantageous.

Required Skills and Abilities:

  • Valid driver's license and access to a vehicle for local site visits.
  • Excellent verbal and written communication skills.
  • Proficient in technology, including Excel, PowerPoint, Outlook, and Zoom.

Physical Requirements:

Extended periods of sitting at a desk and working on a computer are required.

Willingness to travel is essential.

Ability to walk, stand, and navigate stairs and ladders is necessary.

Travel may encompass various locations.
