The Property Leasing Specialist will oversee and coordinate the leasing activities for their assigned Roundhouse property.
Responsibilities include being the primary point of contact for prospective tenants, providing comprehensive information about the property, conducting unit showings, qualifying applicants, and preparing lease agreements.
Serve as the initial contact for potential residents, warmly welcoming them, addressing their inquiries, and verifying their eligibility based on property criteria.
Maintain effective communication with residents, addressing their concerns and ensuring satisfaction in a professional manner.Conduct daily inspections of the community to ensure all areas are well-maintained, including tour paths, model units, amenities, parking areas, and common spaces.
Assist in the preparation of notices to vacate, renewal requests, service requests, applications, move-ins, and move-outs.Ensure that community objectives are met, including but not limited to rentals, renewals, occupancy rates, and turnover times.
Stay updated on the local real estate market, analyze competitor pricing through monthly market surveys, and recommend appropriate rental rates.
Fulfill marketing requirements as per company policy and inform supervisors of any upcoming marketing opportunities in your area.
Assist in organizing and executing resident events and activities.Maintain accurate and current resident and vendor records.
Ensure compliance with city, state, and federal Fair Housing laws, as well as relevant local and state regulations regarding resident screening, relations, community operations, and marketing standards.
Adhere to all safety protocols as outlined in the Employee Handbook, Standard Operating Procedures, and safety labels on all equipment.A minimum of one year of experience in onsite multi-family housing is preferred.
Familiarity with property management software is preferred (Yardi Voyager, RentCafe, Yieldstar, LEO, and CRM).
Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook is required.
A strong desire to lead within your role and the local community is essential.
Light travel between properties may be necessary.
