Job Overview

Unified Business Technologies Inc. is a premier general contracting firm specializing in construction projects within national parks. We are currently seeking a skilled Construction Manager to oversee a significant project.

The successful candidate will possess a strong background in the commercial and recreational construction sectors, demonstrating self-motivation, excellent communication abilities, and the capacity to manage multiple projects simultaneously.

This role involves the stabilization and rehabilitation of historic structures on Alcatraz Island.

Project Location: Alcatraz Island, San Francisco, CA, within the Golden Gate National Recreation Area.

Project Scope:

This initiative aims to address deterioration and structural issues related to the Alcatraz Main Prison Building, with a focus on the Hospital Wing and exterior walls.

Key tasks will include:

  • Abating hazardous materials in the exterior walls and interior work areas.
  • Repairing concrete spalls and replacing deteriorated steel reinforcements.
  • Strengthening unreinforced concrete foundation walls.
  • Repairing and stabilizing exterior windows, including the installation of storm windows.
  • Applying an elastomeric coating to the exterior walls while ensuring that interior and exterior finishes align with the existing color and texture of adjacent surfaces.

This project is designed to enhance safety for visitors and staff, improve the building's seismic resilience, and address aging and weather-related impacts on the exterior walls.

Furthermore, it will implement historic preservation and safety enhancements to this National Historic Landmark, ensuring the ongoing functionality of entry and exit components utilized by the island's 1.4 million annual visitors.

We are looking for a competent Construction Manager to supervise and manage the construction project from start to finish.

Responsibilities:

  • Coordinate with project stakeholders, including engineering technicians and contractors, to ensure timely submission and review of project schedules.
  • Conduct detailed analyses of contractor schedules, comparing completion dates to project milestones and identifying potential delays.
  • Review and evaluate construction contracts, proposing reasonable construction durations.
  • Oversee project progress, ensuring compliance with contracts and resolving any issues that may arise.
  • Provide analysis schedules, critical path methods, and software usage guidance to project team members.

Qualifications:

  • Experience in commercial construction projects is essential.
  • Education: degree and professional qualifications in Construction Management, Civil Engineering, or Structural Engineering.
  • A minimum of 10 years of experience in construction management.
  • Knowledge of construction practices related to seismic stabilization and rehabilitation of structures that are similar in scope and complexity to the outlined project, particularly on high-visibility historic projects.
  • Experience with concrete repair on historic structures, seismic rehabilitation, and familiarity with the Secretary of the Interior's Standards for Rehabilitation.
  • OSHA 30-hour construction safety training is required.
  • Ability to provide cost breakdown estimating and negotiation experience, along with technical writing skills.
  • Must be computer literate and proficient in Project Team Excel.
  • Minimum of 3 references for the Construction Manager role.

Education: Bachelor's degree in Construction Management, Civil Engineering, or Structural Engineering.
