This role involves the stabilization and rehabilitation of historic structures on Alcatraz Island.

Location: Alcatraz Island, San Francisco, CA, Golden Gate National Recreation Area.

Project Scope:

This initiative aims to address the deterioration and structural deficiencies of the Alcatraz Main Prison Building, focusing particularly on the Hospital Wing and exterior walls.

Key activities will include:

  • Abatement of hazardous materials in the exterior walls and interior areas.
  • Repairing concrete spalls and replacing deteriorated steel reinforcements.
  • Strengthening unreinforced concrete foundation walls.
  • Repairing and stabilizing exterior windows, including the installation of storm windows.
  • Applying an elastomeric coating to the exterior walls.
  • Ensuring that interior and exterior finishes match the existing color and texture of adjacent surfaces.

This project is crucial for enhancing visitor and staff safety, improving the building's resilience against seismic forces, and addressing aging and weather-related impacts on the exterior walls.

Additionally, it will facilitate historic preservation and safety enhancements to this National Historic Landmark, ensuring the continuity of interpretive programs and the long-term functionality of entry and exit components utilized by the island's 1.4 million annual visitors.

We are looking for a proficient Construction Manager to lead and manage the construction project from its inception through to completion.

Key Responsibilities:

  • Coordinate with project stakeholders, including engineering technicians and contractors, to ensure timely submission and review of project schedules.
  • Conduct thorough analyses of contractor schedules, comparing completion dates to project milestones and identifying potential delays.
  • Review and assess construction contracts, proposing realistic construction durations.
  • Oversee project progress, ensuring compliance with contracts and resolving any issues that may arise.
  • Provide analysis schedules, critical path methods, and software usage guidance to project team members.

Qualifications:

  • Proven experience in commercial construction projects.
  • Education: degree and professional qualifications in Construction Management, Civil Engineering, or Structural Engineering.
  • A minimum of 10 years of experience in construction management.
  • Expertise in construction practices related to seismic stabilization and rehabilitation of structures similar in scope and complexity to this project, particularly those with high visibility and historic significance.
  • Experience with concrete repair on historic structures, seismic rehabilitation, and familiarity with the Secretary of the Interior's Standards for Rehabilitation.
  • OSHA 30-hour construction safety training is required.
  • Proficient in cost breakdown estimating, negotiation, and technical writing.
  • Must be computer literate and capable of managing project team documentation.
  • Minimum of 3 references for the Construction Manager role.
