Facilities Maintenance Specialist

Position Overview
The Facilities Maintenance Specialist is responsible for executing general maintenance tasks, ensuring the readiness of apartments, and performing preventive upkeep within a residential community. This role encompasses a variety of daily operations, including landscaping, carpentry, painting, fencing, roofing repairs, plumbing, and light electrical work, as well as all routine and preventive maintenance necessary to uphold the property's physical integrity.
Key Responsibilities:
- Vacant Unit Preparation:
- Carry out maintenance tasks required to ready newly vacated units for incoming residents, including painting, minor plumbing, electrical work, appliance servicing, and carpentry repairs.
- Work Order Management:
- Oversee the completion of work requests efficiently and promptly.
- Keep supervisors and office management informed about the status of ongoing projects.
- Property Condition Oversight:
- Conduct regular inspections of buildings, grounds, and vacant units to identify issues and communicate findings to supervisors and office staff.
- Perform snow removal and salting duties as necessary.
- Customer Engagement:
- Deliver exceptional customer service and uphold the company's commitment to exceeding residents' expectations in a professional manner.
- Additional Duties:
- Perform other responsibilities as assigned.
Required Skills and Qualifications:
Facilities Maintenance Specialists must demonstrate proficiency in at least three (3) of the following areas:
- Advanced plumbing skills (including soldering copper, valve installation, stem rebuilding, sink replumbing, and drain clearing).
- Strong electrical skills (including multimeter usage, breaker replacement, and wiring three-way switches).
- HVAC expertise (capable of diagnosing and completing repairs for split systems, heat pumps, and/or boilers).
- Carpentry skills (including cabinet installation, drywall hanging, and finishing/patching work).
- Ability to train colleagues is essential.
- Must be capable of working safely in challenging environments, including climbing ladders and working at heights or in confined spaces.
- High level of customer service is required.
- Attention to detail and quality control under tight deadlines.
- Proactive problem-solving skills within established processes.
- Effective communication and interaction with managers, coworkers, vendors, and residents.
- Excellent interpersonal abilities.
- Strong organizational and time management skills with the capacity to multitask.
- Consistent attendance and punctuality are mandatory.
Additional Requirements:
- Valid driver's license and acceptable driving record are required.
- Reliable transportation is necessary.
- Availability to work weekends or extended hours as needed, including participation in an on-call rotation.
Physical Demands:
- Frequent need to stand, bend, stoop, squat, climb stairs, push or pull, reach overhead, climb ladders, grasp, grip, and perform various manual tasks.
Must be able to lift up to 50 pounds.
