About the Position:

As a Senior Vice President at CBRE, you will take charge of conducting comprehensive market value assessments on various real estate properties, with oversight from a Managing Director, who is a member of the Appraisal Institute (MAI). We are particularly interested in candidates with expertise in Right-of-Way (ROW) evaluations.

Key Responsibilities:

  • Determine the value to be assessed by analyzing appraisal requests, project scopes, and specific issues such as mortgage financing, insurance valuations, estate assessments, tax disputes, corporate relocations, investments, or sales.
  • Select appropriate valuation methodologies by evaluating property characteristics and determining the best approaches, including cost, direct sales comparison, and income capitalization.
  • Conduct thorough research and analysis of property data by gathering, verifying, and interpreting information related to comparable properties, market trends, vacancy rates, and economic factors.
  • Compile detailed appraisal reports that outline property characteristics, methodologies employed, and the data analyzed, while clearly stating assumptions and any limitations.
  • Uphold the integrity of the organization by adhering to the Uniform Standards of Professional Appraisal Practice (USPAP) and maintaining confidentiality.
  • Enhance professional knowledge by staying informed about current real estate values and development opportunities, engaging in relevant professional organizations.
  • Contribute to the company's objectives by maintaining databases, establishing resource libraries, specializing in targeted real estate markets, mentoring junior staff, and fostering client relationships.
  • Lead project teams and delegate tasks to team members, while also identifying training needs and mentoring less experienced employees.

Qualifications:

  • A Bachelor's degree from an accredited institution is required; a Master's degree is preferred.
  • At least 10 years of experience in commercial appraisal and a minimum of 3 years in a review capacity are essential. Experience in institutional reviews is advantageous.
  • Possession of a General State Certification/License is mandatory, with MAI and ROW experience being highly desirable.
  • Strong analytical and quantitative skills are necessary, along with the ability to interpret complex business documents and respond effectively to challenges.
  • Proficiency in Argus, MS Word, and MS Excel is required, along with excellent writing capabilities.
  • Applicants must be authorized to work in the United States without the need for visa sponsorship.
