Position Overview
The Facilities Maintenance Supervisor will support the Maintenance Director/Community Director in ensuring the property is maintained in a safe, appealing, and comfortable state. This role encompasses establishing preventive maintenance strategies, conducting inspections of property and equipment, managing inventory, overseeing personnel, and assigning maintenance duties. You will be responsible for preparing work schedules and ensuring adherence to all maintenance-related policies. Your primary goal will be to guarantee that the units and other facilities at your designated location are kept in optimal working condition. Tasks may include responding to service requests and preparing units for rental availability, which involves tasks such as painting and landscaping.

Key Responsibilities

  • Directly oversee Maintenance Technicians and staff, including hiring, training, performance management, and termination processes.
  • Manage the financial performance and operations within the approved maintenance budget, focusing on expense control in line with purchasing guidelines.
  • Schedule, train, supervise, and evaluate all maintenance personnel, ensuring compliance with required training.
  • Prioritize work orders and follow up on assignments to ensure timely completion.
  • Meet property goals for work order response and completion times.
  • Establish emergency on-call procedures.
  • Manage all company-owned equipment and small tools.
  • Participate in and supervise the preparation of vacant units as needed.
  • Conduct regular property inspections.
  • Ensure compliance with all preventive maintenance protocols.
  • Prepare Purchase Orders and procure necessary parts and supplies.
  • Adhere to company policies and procedures.
  • Assist in conducting annual/semi-annual unit inspections.
  • Support all aspects of the project's maintenance, including groundskeeping, custodial duties, preventive, corrective, deferred, and emergency maintenance.
  • Assist the Maintenance Director as required.
  • Contribute to resident retention initiatives.
  • Address unsafe conditions promptly.
  • Learn and comply with all company, local, state, and federal safety regulations.
  • This position requires driving for the Company using either a Company vehicle or a personal/rental vehicle to conduct business more than 50% of the time.


Qualifications

  • High School Diploma or GED (or equivalent) required.
  • Advanced training or degree in building maintenance, management, construction, skilled trades, or a related field preferred.
  • Knowledge of trades/skills such as electrical, HVAC, plumbing, carpentry, and general building maintenance with a minimum of 5 years' experience required.
  • 1-3 years of supervisory experience required.
  • Previous management experience preferred.
  • Familiarity with administrative reporting and Yardi preferred.
  • Ability to perform physical work outdoors in all weather conditions and lift weights up to 50 pounds regularly and above 50 pounds occasionally.
  • Willingness to work occasional on-call shifts as needed.
  • Valid Driver's License required.
  • HVAC/EPA certification required.
  • OSHA 10 certification required.
