Job Summary

We are seeking a highly skilled and experienced Maintenance Operations Manager to join our team at Bozzuto. As a key member of our facilities management team, you will be responsible for ensuring the smooth operation of our residential properties, providing exceptional service to our residents, and maintaining a safe and secure environment.

Key Responsibilities
  • Leadership and Supervision: Lead by example and demonstrate a strong commitment to our company's core values and culture. Provide guidance and support to maintenance staff to ensure they have the necessary tools and resources to perform their duties effectively.
  • Resident Service: Respond promptly to resident service requests and resolve maintenance issues in a timely and professional manner. Ensure that all work is completed to a high standard and that residents are satisfied with the service they receive.
  • Maintenance Operations: Oversee the maintenance of all property systems, including HVAC, electrical, plumbing, and appliance repair. Develop and implement preventative maintenance programs to minimize downtime and ensure peak efficiency operation levels.
  • Make-Ready and Turnover: Manage the make-ready and apartment turnover process to ensure that apartments are ready for lease and new residents can move in on time.
  • Safety and Compliance: Ensure that all maintenance work is performed in accordance with applicable building, county, and safety codes/standards. Maintain a safe and secure environment for residents, staff, and visitors.
  • Communication and Collaboration: Communicate effectively with residents, staff, and other stakeholders to ensure that maintenance needs are met and that issues are resolved promptly. Collaborate with other departments to ensure that maintenance work is coordinated and that residents receive exceptional service.
Requirements
  • 5+ years of experience in the trades, facilities management, or residential building maintenance.
  • Strong leadership and supervisory skills, with the ability to motivate and guide a team.
  • Knowledge of risk management, OSHA, and MSDS.
  • Proficiency with HVAC, plumbing, electrical trades, and appliance repair.
  • Basic carpentry, drywall, and painting skills.
  • Exposure to complex mechanical systems, such as central plant, split systems, boilers, and chillers.
  • A safety mindset and an eye for detail.
  • A builders mentality, with a strong understanding of construction and maintenance practices.
  • Excellent communication and interpersonal skills.
  • A sharp professional appearance and a strong work ethic.
  • Basic proficiency with the Microsoft Office suite and comfort using various technology platforms, apps, and computer programs.
  • Availability for emergency situations at the property, including an on-call rotation.
  • The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions.
