Position Summary:
The Senior Manager of Property Operations is accountable for the efficient management, upkeep, preventative maintenance, and long-term sustainability of the property’s physical assets. This role collaborates closely with the Senior General Manager to meet property-specific performance metrics and objectives, emphasizing operational excellence, construction oversight, safety protocols, and project management.
Key Responsibilities:
- Maintain a pristine and well-kept property to ensure a positive experience for all visitors.
- Oversee the management of all physical assets, ensuring compliance with required standards while optimizing cost efficiency.
- Develop and manage multi-year capital and operational expense plans to align with corporate expectations, while identifying strategies for cost control.
- Foster strong relationships with tenants through proactive engagement during pre-construction and follow-up meetings to ensure adherence to regulations and timely project completion.
- Implement and manage all preventative maintenance programs, ensuring compliance with vendor and contractor agreements.
- Ensure that safety systems are compliant with regulations, properly maintained, and that all necessary documentation is current and accessible.
- Support the Safety, Health, and Environment initiatives by integrating Brookfield Properties' Life Saving Principles into daily operations.
- Contribute to sustainability efforts aimed at reducing the property’s environmental impact.
- Monitor utility usage and costs, leveraging building control technologies to enhance efficiency.
- Lead and develop team members while ensuring adherence to company policies and procedures.
- Collaborate with various corporate departments to ensure alignment with property and organizational goals.
- Build and maintain positive relationships with local officials, community leaders, and stakeholders.
- Review and authorize invoices for accuracy, ensuring timely processing.
- Manage operations during emergencies, prioritizing the safety and security of all individuals and assets.
- Stay informed on industry trends to effectively implement company strategies.
- Align team development goals with organizational objectives.
Qualifications:
- Bachelor’s degree preferred.
- Comprehensive understanding of commercial building systems, including HVAC, plumbing, and electrical systems.
- Exceptional leadership and interpersonal skills.
- Strong project management and organizational capabilities.
- Proficient in financial analysis, budgeting, and forecasting.
- Excellent written and verbal communication skills.
- Ability to adapt to a dynamic work environment.
- Proficient in Microsoft Office, Microsoft Teams, and relevant software applications.
- Industry certifications are preferred.
- Experience in property or construction management, with a minimum of 5 years in a managerial role.

Salary type: Exempt
Pay Frequency: Bi-weekly
Annual Base Salary Range: $110,000 - $135,000
