Key Responsibilities:

  • Manage all facets of service operations to meet operational objectives.
  • Engage in completing work orders, including the repair and replacement of appliances, plumbing, HVAC, and electrical systems.
  • Foster a positive environment and deliver outstanding customer service to both prospective and current residents.
  • Guide and mentor maintenance staff, helping them reach their full potential.
  • Provide feedback to the Property Manager regarding team performance, resident commendations, and areas needing improvement.
  • Assist in the recruitment and interviewing process for potential maintenance team members.
  • Ensure the maintenance shop is organized and the property is well-maintained.
  • Research and assess current and prospective products for property maintenance and upkeep.
  • Schedule and oversee all in-house and vendor work.
  • Manage work orders and response times, ensuring timely completion.
  • Oversee inventory management, ordering, and delivery of necessary maintenance supplies and equipment.
  • Ensure a safe, healthy, and accident-free work environment.
  • Maintain compliance with OSHA (Occupational Safety and Health Administration) standards at all times.
  • Supervise unit turnovers and renovations within established timelines.
  • Conduct apartment inspections with the leasing team upon move-out to evaluate damages and determine necessary repairs.
  • Additional responsibilities may be assigned as needed.
Qualifications:
  • A minimum of 8 years of general maintenance/general repair experience, with at least 3 years in the apartment industry.
  • Management experience is essential.
  • EPA Universal certification is required.
  • Proficient in various trades, including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, and appliance repair.
  • Trade licensing is preferred but not mandatory.
  • Technologically adept; able to efficiently use computers and basic software applications.
  • Must possess a personal tool kit.
  • Reside within a 30-minute commute of the property.
  • Have reliable transportation and the ability to accommodate a rotating on-call schedule.
  • *Must be capable of fulfilling the physical demands of the role, including lifting, carrying, pushing, or pulling objects weighing up to 50 pounds.

Physical Requirements:
  1. Ability to walk, stand, sit, and climb stairs as needed for office tasks, apartment inspections, and sales tours.
  2. Approximately 60% of the time spent walking and climbing, with 30% sitting.
  3. Ability to lift or carry items for document distribution, preparing apartments for residents, and moving furniture/appliances within the office and apartment settings.
    • Over 150 pounds - Rarely required (less than 5% of the time)
    • Between 25-50 pounds - Occasionally required (1% to 33% of the time)
    • Between 10-25 pounds - Frequently required (33% to 66% of the time)
    • Less than 10 pounds - Constantly required (66% to 100% of the time)
