Community Service Supervisor

Job Summary: The Community Service Supervisor is a key member of the AHP Management Corp team, responsible for overseeing the maintenance and repair of our apartment community. This role requires a high level of technical expertise, strong leadership skills, and a commitment to providing exceptional service to our residents.
Key Responsibilities:
- Perform general and specialized maintenance and repairs, applying proficient skills in several maintenance trade disciplines.
- Supervise a team of maintenance technicians and assistants, providing guidance and training to ensure they have the skills and knowledge needed to excel in their roles.
- Manage a budget for maintenance and repair activities, ensuring that costs are minimized and that the community's physical property is well-maintained.
- Oversee the physical property, including general maintenance repairs, unit make readies, preventative maintenance, and construction or rehabilitation projects.
- Establish emergency maintenance on-call and daily work schedules for maintenance staff, and meet with the Community Manager daily to report on the status of all scheduled work orders.
- Follow up on work assignments to ensure efficiency and thorough completion, and instruct staff on and enforce work policies and procedures, safety procedures, and the use and maintenance of equipment.
- Maintain an on-site safety binder and make regular inspections of the community, notifying management of problems and recommending solutions.
- Identify and correct hazardous property conditions that could place the property in a liable position, and utilize a preventative maintenance program to minimize the cost of maintenance and downtime of equipment and units.
- Obtain competitive pricing on purchases, maintain control through purchase orders, oversee contract labor, and order materials as needed and approved by the Community Manager.
- Assist the Community Manager in preparing the annual budget to maximize income, control expenditures, and maintain financial objectives to meet pre-determined budgetary goals.
Requirements:
- High School Graduate or General Education Degree (GED) for consideration; some college or trade school preferred.
- Minimum of three (3) years related experience, with knowledge of a variety of skilled trades, including elements of construction/installation, uses, repair, and maintenance.
- Valid Driver's License and completion of in-house training within the first 90 days of employment.
