Position Overview:

Key Responsibilities:


We are in search of a motivated leader with a solid background in property management to supervise and oversee all operational and financial elements of a selection of our esteemed properties.

As the Lead Property Operations Manager, you will orchestrate and manage all functions of the properties within your portfolio to ensure that both company and owner financial and operational targets are met.

Your role will encompass all operational and financial responsibilities across multiple residential communities, ensuring alignment with company objectives in these areas.

Success will be achieved through effective personnel management, leasing strategies, collections, resident engagement, maintenance oversight, revenue optimization, capital improvements, information reporting, and adherence to all relevant regulations and company policies.


Expectations:


Take initiative in the growth and enhancement of your communities, including capital projects aimed at improving the property to boost occupancy levels, making it a desirable place for residents to live.

Devise innovative marketing strategies to enhance curb appeal and attract prospective residents.



Continuously seek to refine processes to improve relationships with residents, vendors, and team members.

Develop and nurture a dynamic sales team, guiding them to become future leaders within Morgan Properties.

Employee Management:

Responsible for hiring and terminating staff, managing employee relations and issues, conducting performance evaluations, and mentoring, supervising, and developing team members.

Availability for on-call duties 24/7 in case of emergencies is required.

Qualifications:


A Bachelor's degree from an accredited institution; or 5+ years of relevant experience and/or training; or a suitable combination of education and experience.


Successful candidates will demonstrate a proven track record in effectively monitoring financial reports, capital enhancement initiatives, revenue management, expense control, net operating income, and occupancy targets.

Certifications such as ARM, CAM, CAPS, MPM, RMP are advantageous.

Possession of a valid driver's license, along with a clean driving record and auto insurance, may be necessary for travel to various properties.
