Responsibilities:

  • Maintenance and Repair: Diagnose and perform all maintenance and repairs in a timely and professional manner, including plumbing, HVAC, electrical, appliance installation, and carpentry.
  • Documentation and Quality Control: Correctly document work performed on a service request and ensure all service requests are completed in a timely manner.
  • Make-Ready Operations: Inspect vacated apartments and perform duties to restore apartments to make-ready status.
  • Quality Assurance: Re-inspect vacant apartments after make-ready has been completed to determine quality of work performed.
  • Inventory Management: Ensure adequate number of make-ready units are available and that the products are up to Lantower Luxury Living standards.
  • Adherence to SOPs: Adhere to the Lantower Luxury Living Standard Operating Procedures.
  • Customer Service: Display a friendly and courteous attitude towards residents and other employees.
  • Preventative Maintenance: Complete or oversee the completion of preventative maintenance.
  • Special Projects: Complete special projects as may be assigned and prioritized by the Property Manager, Regional Supervisor, or Facilities Coordinator.
  • Property Inspections: Inspect the exterior of the property and perform building and common area upkeep daily.
  • Supply Chain Management: Order parts and supplies and maintain inventory, utilizing inventory system.
  • Vendor Management: Coordinate delivery and work scheduled with vendors, contractors, and Property Manager.
  • Bid Negotiation: Obtain bids and negotiate prices with vendors and contractors.
  • Equipment Maintenance: Maintain proper equipment, and equipment inventory to ensure warranty compliance.
  • Emergency Response: Perform effective emergency maintenance (after-hours) as required.
  • Seasonal Tasks: Monitor the property for snow removal, lawn care, and ice removal.
  • Compliance: Comply with company safety standards, OSHA, and Fair Housing regulations.
  • Training and Development: Participate in company training classes and meetings as required.

Qualifications:

  • Education: High school diploma or GED is required.
  • Experience: 3-4+ years of related maintenance experience and/or training.
  • Certifications: HVAC certification is required.
  • Skills: Excellent customer service skills with the ability to work well with others.
  • Physical Demands: Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Physical Abilities: Energetic and flexible, with a strong eye for detail, and the ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
