Property Maintenance Director

The Property Maintenance Director is a key leadership role within our facilities team at Sonesta International Hotels. This position is responsible for overseeing the maintenance and repair of our properties, ensuring they are clean, safe, and well-maintained for our guests.
About the Role
This is a full-time position that requires a strong understanding of building systems, including plumbing, carpentry, electricity, and equipment mechanics. You will be responsible for leading a team of maintenance staff, coordinating with external vendors, and ensuring compliance with all relevant health and safety regulations.
Duties and Responsibilities
* Lead a team of maintenance staff to ensure efficient and effective maintenance operations* Coordinate with external vendors for specialized services, such as HVAC maintenance and repair* Develop and implement processes to improve efficiency and reduce costs* Ensure compliance with all relevant health and safety regulations* Manage and maintain inventory of supplies and equipment* Collaborate with other departments to ensure seamless operation of hotel facilities* Develop and implement strategies to improve guest satisfaction and loyalty* Participate in ongoing training and professional development to stay current with industry standards and best practices* Communicate effectively with guests, colleagues, and management to ensure seamless operation of hotel facilities* Develop and maintain relationships with external vendors and suppliers to ensure cost-effective solutions* Conduct regular safety audits to identify potential hazards and develop mitigation strategies* Manage and maintain accurate records of maintenance activities, including schedules, budgets, and performance metrics* Develop and implement policies and procedures to ensure consistent and high-quality maintenance operations* Provide input into budget planning and forecasting to ensure alignment with business objectives* Collaborate with other departments to ensure seamless operation of hotel facilities* Develop and implement strategies to improve employee engagement and retention* Participate in ongoing training and professional development to stay current with industry standards and best practices* Provide coaching and mentoring to junior staff members to develop their skills and abilities* Contribute to the development of departmental goals and objectives, aligned with the overall business strategy* Communicate effectively with management and other stakeholders to ensure alignment with business objectives
Requirements
* Advanced degree in facilities management or related field, or equivalent experience* Minimum of five years of experience in facilities management, preferably in a senior leadership role* Strong understanding of building systems, including plumbing, carpentry, electricity, and equipment mechanics* Proven ability to lead a team of maintenance staff to achieve exceptional results* Excellent communication and problem-solving skills* Ability to prioritize and organize work assignments* Ability to travel, including some overnight travel* Valid driver's license required* Physical stamina to perform demanding tasks, including standing, bending, and lifting up to 75 pounds* Strong analytical and financial management skills, including budgeting and forecasting* Strong leadership and interpersonal skills, including conflict resolution and negotiation* Ability to make informed decisions based on data analysis and industry trends* Knowledge of local building codes, zoning regulations, and environmental laws* Familiarity with computer-aided design (CAD) software and other industry-specific tools* Strong technical writing and presentation skills, including the ability to communicate complex information to non-technical stakeholders* Experience with lean principles and Six Sigma methodologies* Strong strategic thinking and problem-solving skills, including the ability to think creatively and outside the box* Proven track record of achieving exceptional results in a fast-paced environment* Strong customer service skills, including the ability to handle complaints and resolve issues professionally* Familiarity with safety protocols and emergency response procedures* Ability to maintain confidentiality and handle sensitive information professionally
