REQUIREMENTS
1-3 years of maintenance experience (preferably in apartment maintenance).

Strong troubleshooting and problem-solving abilities.

Basic understanding of budgeting or business finance is advantageous.

Refrigeration certification (type 2 or universal) or willingness to obtain within the first 90 days of employment.

Valid driver's license (free from major moving violations) and reliable transportation.

PHYSICAL
REQUIREMENTS
Ability to utilize various hand tools and testing equipment.

Capability to bend, stoop, and kneel for extended periods.

Must be able to push and pull up to 300 pounds on wheels.

Ability to lift up to 50 pounds.

Must be able to climb ladders up to 40 feet high.

Ability to operate a hand truck.

Responsibilities:
Assist with all maintenance requests, preventative maintenance, and upkeep of amenity areas within the apartment community.

Complete maintenance work orders for residents (including servicing appliances, plumbing, HVAC systems, minor electrical work, gate systems, pool operations, etc.).

Respond to and resolve emergency maintenance requests for after-hours calls (including weeknights, weekends, and holidays).

Prepare vacant apartments to ensure they are rent-ready.

Conduct preventative maintenance tasks.

Maintain a clean and organized maintenance shop; ensure adequate stock/inventory of parts for equipment and appliances.

Engage directly with residents.

Keep logbooks and databases updated; enter service requests and status updates into the database.

Assist in monitoring contractor performance.

Support the Service Manager in adhering to budget responsibilities.

Adhere to and promote company policies and procedures.

Prioritize Customer Service.


If there is no housekeeper on the property, the Apartment Maintenance Technician will be responsible for light cleaning duties such as cleaning models, clubhouses, leasing offices, emptying trash, and maintaining the grounds and amenity areas.

Ensure all amenity areas (pool, compactors, weight rooms, parking decks, etc.) are clean, orderly, and functional.

CUSTOMER SERVICE RESPONSIBILITIES:


A complete clean and neat uniform must be worn while working on any PAA Property, including nights and weekends, if applicable.

Personal appearance must be tidy and professional at all times, in accordance with PAA policy.

Communicate with residents and prospects in a manner consistent with PAA's standards.

Listen to resident requests and complaints attentively.

Receive resident complaints calmly and professionally.

Resolve issues promptly, typically within 24 hours, or contact a supervisor for immediate assistance.

Deliver newsletters and correspondence to residents' apartments.


Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the General Manager.


Qualifications:

SPECIAL PHYSICAL
REQUIREMENTS:


As part of your daily maintenance routine, you may be required to move appliances from one apartment unit to another across the property.

The appliances may need to be transported using a hand truck up one to three flights of stairs.

These appliances can weigh between 75 to over 300 pounds.


Commercial laundry facilities are equipped with single washing machines and/or stacked (double) clothes dryers that you will need to move for repairs and preventative maintenance.

These machines typically weigh between 120 to 300 pounds.

Occasionally, you may be involved in repairs to the building structure.

You may need to move or transport various building materials weighing several pounds to over 300 pounds.


At times, you will be required to perform maintenance on specialized equipment (i.e., exercise machines, gas grills, golf carts, car washes, amenity areas, and security gates).

All tasks require different levels of physical exertion, and the weight varies depending on the equipment (usually exceeding 100 pounds).

You will also be responsible for certain resident service functions or making upgrades to apartment homes. For example, installing lighting or ceiling fans. Both tasks require work to be performed using a step ladder while lifting.
