The Leasing Specialist is responsible for executing daily leasing operations, which include achieving leasing objectives (occupancy and rent growth), fostering and maintaining relationships to generate interest, desire, and satisfaction within the PAC community.
The Leasing Specialist also delivers exceptional service to our residents, completes lease documentation, and performs all other tasks related to leasing activities.

Responsibilities:
The Leasing Specialist conducts daily leasing activities, including meeting leasing targets (occupancy and rent growth), building and managing rapport to generate interest, desire, and satisfaction for the PAC community.
The Leasing Specialist also provides top-tier service to our residents, completing lease paperwork and all other duties associated with leasing activities.
Ultimately, a Leasing Specialist promotes the quality of the PAC brand and the lifestyle associated with a PAC apartment home.
Achieves daily, weekly, and monthly individual leasing goals to contribute to team/property leasing objectives established by the operational budget.
Responds to telephone calls, internet inquiries, or in-person requests from prospects with the goal of leasing a PAC apartment home; performs follow-up actions for every prospect.Addresses and/or follows up on resident requests; logs requests as necessary.
Utilizes sales techniques including rapport building, qualifying, and closing during each sales interaction/presentation.
Qualifies prospects by gathering personal information, entering data into the database, initiating background checks, and providing follow-up status to prospects.
Communicates move-in/move-out apartment status to team members; ensures apartments are ready for new residents; takes action to ensure move-ins occur to satisfy new residents and minimize apartment vacancies.
Conducts property tours, visually inspecting common areas, amenities, and vacant apartments to ensure cleanliness and professional presentation; showcases the apartment community to guests/prospects; answers questions regarding amenities, apartment homes, and the local community.
Performs light bookkeeping and financial tasks (e.g., calculating monthly rents, pro-rated rents, preparing letters for overdue payments, etc.).
Handles office administrative duties (e.g., key tracking/release, accepting resident packages, entering information into the computer database, etc.).
Calls the answering service as needed for messages and follows up on all messages.
Conducts daily inspections of the entire property (office, models, compactor, vacants, and amenity areas) for cleanliness.
Picks up litter and operates the trash compactor when necessary, and if required, carries cleaning supplies and/or vacuums to maintain apartment readiness standards.
Escorts prospects to apartment homes and amenity areas, using stairs as necessary.May also drive a golf cart or other vehicle with prospects as passengers and operate keys in door locks and key closets.
Processes all paperwork and sets up files for move-ins.Maintains a minimum of 20% conversion ratio of total traffic.
Follows up within 24 hours by phone and within 48 hours in writing with a personal note to all prospects.
Conducts competitive shopping.
Offers suggestions to maximize revenue and cash flow.
Other projects and duties as assigned.
Customer Service Responsibilities
A complete clean and neat uniform must be worn while working on any PAC Property, including weekends, if applicable. Personal appearance must always be clean and neat, in accordance with PAC policy.
Communicates with residents and prospects in a manner consistent with PAC's standards.
Listens to resident requests/complaints.
Handles resident complaints in a calm, open, and professional manner.
Resolves issues promptly, usually within 24 hours, or contacts a supervisor for immediate assistance.
Qualifications:
1-3 years of Multi-family Lease-up experience required
Social media marketing experience preferred
Valid driver's license (free from major moving violations) and reliable transportation
