Job Summary:

As a Leasing Manager at Coastal Ridge Real Estate, you will play a pivotal role in driving leasing production and ensuring the property's optimal performance. This full-time, non-exempt position reports directly to the Property Manager.

About the Community:

Hideaway Gainesville is a premier off-campus housing community located near The University of Florida and downtown Gainesville. This 1,115-bed community boasts 2-, 3-, and 4-bedroom furnished apartments with bed-bath parity, in-unit washer and dryer, screened porches, and ample storage space. The community features resort-like amenities, including a large pool, lodge-themed clubhouse, sand volleyball and basketball courts, fitness center, and car wash.

Key Responsibilities:

  • Participate in all aspects of the leasing process, including lead management, prospect engagement, and sales closure; assist prospects through the application and lease process, ensuring proper preparation and execution of lease agreements and screening procedures.
  • Monitor and participate in resident renewal processes, maintaining the clubhouse, model, and tour routes to the highest standard of cleanliness.
  • Ensure individual and team leasing targets are achieved, proactively communicating with the Property Manager on opportunities and challenges.
  • Stay informed about the competitive market landscape by shopping competitors and maintaining records of market offerings.
  • Develop an in-depth understanding of the property, including selling points, frequent objections, site leasing trends, traffic patterns, and product availability.
  • Support customer service efforts, addressing escalated resident complaints.
  • Coordinate and participate in site marketing efforts and events to attract prospects and retain residents.
  • Guide the leasing team in their leasing and marketing efforts, setting clear expectations and providing necessary tools and resources for success.
  • Assist the Property Manager in preparing weekly and monthly reporting requirements.
Requirements:

  • High school diploma or equivalent required; bachelor's degree preferred.
  • Must have or be willing to obtain necessary licenses and certifications.
  • Previous leasing and/or sales experience required; multifamily and student housing experience preferred.
  • Experience with property management software, such as Entrata, OneSite, and Realpage products, preferred.
  • Intermediate experience with Microsoft Excel, including formula creation, sorting, and filtering, preferred.
