Position Summary:
The Real Estate Operations Manager plays a pivotal role in overseeing the administrative, operational, and financial aspects of property management. This position embodies the Cousins Employees brand, exemplifying exceptional customer service, professionalism, and integrity. An effective manager in this role is proactive, fosters positive tenant relationships, and is highly organized, capable of juggling multiple responsibilities.
Key Responsibilities:
Tenant Relations and Property Oversight
- Deliver exemplary customer service while continuously enhancing tenant relations and property image through ongoing projects.
- Manage vendor agreements to ensure quality service delivery, including security, janitorial, and landscaping, while ensuring compliance with ownership standards.
- Coordinate tenant move-ins and move-outs, collaborating with construction teams for space modifications as necessary.
- Oversee office administration, including employee performance management and professional development initiatives.
- Work closely with parking operations to ensure tenant satisfaction.
- Assist senior management, leasing, marketing, and development teams as required.
- Ensure compliance with regulatory guidelines, maintaining necessary documentation and effectively communicating operational updates to tenants.
- Collaborate with the Chief Engineer to implement fire and life safety systems, conduct routine inspections, and address maintenance needs.
- Stay informed about new safety and environmental regulations impacting property management.
Lease Management
- Effectively manage commercial and retail lease agreements, ensuring compliance with tenant obligations and ownership commitments.
Financial Oversight
- Supervise monthly financial reporting to ensure accuracy and transparency.
- Review operating financial reports to identify variances and recommend strategies for enhancing net operating income.
- Collaborate with accounting teams to produce comprehensive financial reporting packages for ownership.
- Prepare operating budgets and manage tenant billing processes.
Qualifications:
- A minimum of seven years of experience in property management of Class A multi-tenant office buildings.
- A Bachelor's degree is required.
- Proficiency in Microsoft Office Suite is essential.
- Strong organizational skills with the ability to manage multiple projects efficiently.
- Excellent interpersonal and communication skills.
- Experience in financial reporting and budget management is necessary.
- Professional designation from BOMA or IREM is preferred.
- A valid driver's license is required.
