Overview of Responsibilities:

The Project Superintendent is tasked with the accountability for the precise and timely execution of designated projects, ensuring adherence to industry regulations, client requirements, and local codes, while maintaining budgetary constraints. This role involves leading and overseeing the daily activities of all direct laborers and subcontractors to fulfill or surpass the expectations of both clients and the company. The Superintendent is also responsible for promptly communicating any discrepancies, errors, or deviations from the approved plans that may arise during the project. Additionally, identifying potential enhancements within each project, including possible scope expansions and change orders, is a critical aspect of this role. The Superintendent frequently serves as the primary liaison for the client.

Key Duties:

  • Initiate project setup, including the establishment of temporary facilities and utilities.
  • Coordinate utility location services prior to construction commencement.
  • Act as the chief safety coordinator on the job site.
  • Plan, schedule, and direct the work of company tradespeople and manage equipment and tools, ensuring all are operational.
  • Verify that all subcontractors have signed agreements and current insurance certificates before commencing work.
  • Oversee the layout of work performed by employees and coordinate subcontractor layouts.
  • Facilitate collaboration among subcontractors and other contractors under separate agreements.
  • Identify and resolve conflicts, organizing meetings and collaborating with team members as necessary.
  • Possess comprehensive knowledge of project drawings and specifications across various disciplines.
  • Develop an overall project timeline with the project manager and prepare weekly two-week look-ahead schedules.
  • Coordinate material deliveries and manage job cost coding for all delivery tickets.
  • Schedule inspections with relevant departments and ensure compliance with all necessary regulations.
  • Uphold project quality and safety standards daily.
  • Conduct weekly safety meetings with all on-site employees and document attendance.
  • Ensure a safe working environment for all personnel, including conducting safety training sessions.
  • Manage daily timekeeping for field employees and job costing coding.
  • Maintain a Daily Log of significant project events, decisions, and conditions.
  • Recognize when project change orders are necessary before approving additional work.
  • Track work completed for subcontractors and approve weekly invoices.
  • Engage with architects and owner representatives, participating in progress meetings.
  • Secure the job site at the end of each shift to prevent theft or damage.
  • Attend final inspections and oversee the completion of punch lists.
  • Perform warranty work as required.

  • A keen eye for identifying non-compliance and proposing solutions.
  • Familiarity with office equipment operation.
  • Physical ability to stand and walk for extended periods in various conditions.
  • Experience managing demanding clients and providing innovative solutions.
  • Capacity to lift up to 100 lbs.

Education and Experience Requirements:

  • A minimum of five years in general contracting or proven expertise in managing diverse projects.
  • Ability to read and interpret blueprints.
  • Experience estimating project hours across various disciplines.
  • Strong leadership and management capabilities.
  • Excellent organizational skills with attention to detail.

Knowledge, Skills, and Abilities:

  • Ability to explain complex processes clearly.
  • Understanding of the priorities for each discipline and client.
  • Knowledge of project costs and profitability.
  • Ability to recognize when additional services are warranted.
  • Strong communication skills.
  • Capacity to foster a collaborative work environment.

  • Demonstrated strong work ethic and positive attitude.
