Overview of Responsibilities:

The Construction Project Supervisor is tasked with overseeing and ensuring the precise and timely execution of designated projects. This role is critical in maintaining compliance with industry regulations, client requirements, and local ordinances, while also adhering to both budgetary and time constraints set by Riggs Harrod Builders Inc. The Supervisor directs and coordinates the daily activities of all direct laborers as well as subcontractors to fulfill or surpass the expectations of clients and the company. Effective communication regarding any discrepancies, errors, or deviations from approved plans is essential. Additionally, the Supervisor is expected to pinpoint areas for enhancement within each project, including potential changes in work scope and additional orders. This position often serves as the primary liaison for clients.

Key Duties:

  • Initiate project setup, including the establishment of temporary facilities and utilities.
  • Coordinate with utility locator services to identify existing utility placements prior to construction commencement.
  • Act as the chief safety coordinator on the job site.
  • Plan, schedule, and oversee the work of company tradespeople and equipment, ensuring all tools are operational.
  • Verify that all subcontractors have submitted signed agreements and current insurance certificates before commencing work.
  • Oversee the layout of work for employees and coordinate layout efforts for subcontractors.
  • Manage the coordination of subcontractor work and any other contractors involved.
  • Identify and resolve conflicts, organizing meetings and collaborating with team members as necessary.
  • Maintain comprehensive knowledge of project architectural, civil, structural, plumbing, mechanical, and electrical plans and specifications.
  • Collaborate with the project manager to develop an overall project timeline and prepare weekly two-week 'look ahead' schedules.
  • Plan and coordinate material deliveries, including job cost coding for all delivery tickets.
  • Schedule inspections with relevant departments and ensure compliance through to obtaining the Certificate of Occupancy.
  • Enforce project quality and safety standards consistently.
  • Conduct weekly Toolbox Safety Talks with all on-site employees, documenting completion and recording in the project management system.
  • Ensure a safe working environment, including training sessions and immediate reporting of any accidents.
  • Manage daily timekeeping for field employees and job costing for work items.
  • Document significant decisions, events, and conditions in a Daily Log, including photographic evidence of progress.
  • Identify scenarios warranting project change orders before agreeing to additional work.
  • Track work completed for subcontractors to facilitate approval of weekly invoices.
  • Engage with architects and client representatives, participating in progress and coordination meetings.
  • Secure the job site at the end of each shift to prevent theft and damage.
  • Attend final inspections and ensure completion of any punch list items.
  • Conduct warranty work as required.

  • Proficiency in software applications such as ProCore, Microsoft Excel, Word, and Outlook.
  • Ability to compose reports and professional correspondence.
  • Strong reading comprehension for technical documents.
  • Excellent verbal communication skills, particularly in client interactions.
  • Attention to detail and the ability to identify non-compliance with regulations.
  • Familiarity with office equipment operation.
  • Physical capability to lift up to 100 lbs and work in varying conditions.
  • Experience in managing client expectations and providing innovative solutions.

Qualifications:

  • A minimum of five years in general contracting or project management.
  • Ability to read and interpret blueprints.
  • Experience in estimating project timelines and costs.
  • Demonstrated leadership and organizational skills.
