We are currently in search of a skilled and meticulous Pre-Construction Manager. This pivotal role involves overseeing the initial phases of construction projects, focusing on project planning, cost estimation, value engineering, and scheduling. The Pre-Construction Manager is vital in ensuring that every project is meticulously planned and budgeted prior to entering the construction phase.

Key Responsibilities:

  • Direct the pre-construction activities of projects, encompassing conceptual budgeting, detailed cost estimating, and value engineering.
  • Collaborate with architects, engineers, and project teams to formulate comprehensive project scopes and financial plans.
  • Examine project drawings, specifications, and related documentation to generate precise and detailed cost estimates.
  • Engage with subcontractors and suppliers to secure pricing and ensure thorough bid packages.
  • Establish and uphold project timelines, identifying critical milestones and ensuring that schedules are both realistic and achievable.
  • Provide insights on constructability, material selection, and construction methodologies to enhance project outcomes.
  • Work closely with clients to grasp their requirements and offer value-added solutions that align with their objectives.
  • Assist in the formulation and negotiation of contracts, ensuring that all pre-construction activities adhere to contractual obligations.
  • Remain informed about industry trends, market conditions, and cost data to guarantee accurate and competitive pricing.

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related discipline is preferred.
  • A minimum of 3 years of experience in pre-construction, estimating, or construction management.
  • Strong comprehension of construction processes, materials, and methodologies.
  • Demonstrated experience in cost estimating, budgeting, and value engineering.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with clients, subcontractors, and internal teams.
  • Proficiency in construction management software and tools, such as Procore, Bluebeam, or similar applications.
  • Detail-oriented with robust analytical and problem-solving capabilities.
  • Ability to manage multiple projects concurrently and meet deadlines.
