POSITION OVERVIEW:
The Residential Property Supervisor is responsible for the daily execution of policies and procedures that guarantee a well-maintained and efficiently managed property. This role emphasizes addressing tenant concerns, ensuring environmental health and safety, and delivering high-quality building services in alignment with the objectives of the ownership. The supervisor will coordinate activities, manage vendors, and oversee staffing to meet the current and future operational needs of the properties.
KEY RESPONSIBILITIES:
Property Operations Management
- Oversee the daily operations of affordable housing facilities, ensuring compliance with agency policies and NYC Housing Maintenance Code.
- Manage contracts, review service work, and ensure financial accuracy in invoicing.
- Lead maintenance staff to uphold the properties' interior and exterior standards.
- Respond promptly to tenant requests and implement ongoing maintenance programs to address their needs effectively.
- Ensure accurate and timely completion of all maintenance documentation and reports.
- Prepare and review budgets, contracts, and expenditures related to property maintenance.
- Contribute to the development of long-term capital budgets and maintenance plans.
- Collect and analyze data on energy consumption to assess facility management goals.
- Recruit, train, and motivate maintenance personnel while fostering positive staff relations.
- Drive operational efficiency through innovative practices and industry trend analysis.
- Ensure compliance with insurance requirements and manage vendor claims as necessary.
- Maintain adherence to regulatory agreements and compliance standards.
- Directly supervise the property management team, including maintenance and resident services staff.
- Conduct interviews and monitor team performance, providing constructive feedback.
- Identify team strengths and assign tasks to enhance overall performance.
- Encourage professional development and training opportunities for team members.
- Set high standards of integrity and accountability for the team.
- Perform additional duties as assigned by management.
- Minimum of 5 years of experience in property management, with a degree; 8-10 years of experience without a degree.
- Excellent verbal and written communication skills.
- Positive attitude with a focus on customer service and solutions.
- Strong attention to detail and commitment to quality work.
- Professional demeanor in all interactions.
- Ability to make timely decisions and manage multiple tasks effectively.
- Strong organizational skills and ability to work independently.

- Hands-on approach to property management tasks.
- Familiarity with safety regulations and compliance in commercial properties.
- Relevant certifications in fire safety or property management are advantageous.
- Proficiency in property management software and systems is preferred.
